House recently on the market, the feedback received is that the kitchen is too small.

This makes me so irrationally angry, there is shag all we can do about the kitchen size. Check the bloody floor plan! I don't need to know about things I can't change.

Just find me a bloody buyer.

From the perspective of a buyer, I would view a propert with a kitchen smaller than we'd like because is be looking at whether I could open it up to the dining room or an extension or conservatory. If everything else is ideal a buyer would be crazy not to at least look.
Try to view each viewing as increasing your odds of a sale rather than as a rejection of your home.

I agree with museummum that I would view anyway to see if there was anyway to extend the kitchen or rejig the layout to increase space.

And on the plus side, I'd rather be told someone wasn't making an offer for that rather than they don't like the decor which is an easy fix (and I say that as someone who just sold my place after over 2 years on the market.)

There's a big difference between a well laid out small kitchen and one that is small and isn't making the best of itself. You can't tell that from room sizes.

Is your kitchen presented in the best way and small but perfectly formed?

People will view houses which are almost-but-not-quite perfect to see if they can live with the"imperfections" or work round them though.

YABU. If people only viewed houses which were perfect for them in every way, nothing would ever be sold. On that basis, we would never have viewed our wonderful house where we are very happy because from the floor plans the kitchen is definitely too small. However, once we viewed we realised how great the house was and that we could easily extend the kitchen to over twice its size. We would never have known that from the floor plan.

You would be better off venting at the viewers and not the agents. The agents are unlikely to say to someone who expresses an interest in viewing "Now you do realise how small the kitchen is? Should we mark it out on the office floor just so you can see how small it is?" Viewers also have an unfortunate habit of picking on things that the vendor CAN'T do anything about when leaving feedback. Would you rather that they reported back that the house smelled funny and they hated the purple carpet?!

I agree that you can't really work things out with a floor plan.

There's a house near me that's for sale, the floor plan looks big enough but it's not until you go inside that you realise it was originally a 2 bed house and that they've thrown up a wall in the main bedroom for the extra bedroom. As a result, the main bedroom can only fit in a bed and a wardrobe with almost no space to walk around the bed, never mind actually getting dressed. The kids rooms have more space to walk around in and yet the floor plan is smaller. Now she's moaning that it isn't selling.

You can make a room feel smaller or bigger depending on what you do with it though...

I agree with the pp as well, there are valid reasons to look at a house even if it doesn't seem 100% perfect.
