to be panicking as my landlord has given me notice to leave my lovely home?

I've lived in this house for five years, it's lovely and were happy here.

LL has given me notice as he wants to move a relative in.

I'm gutted and so is my young daughter. I've never been late for the rent and the place is immaculate. I know it's rented, it's his house to do as he wishes but I won't get another house as lovely as this one.

I'm also worried about credit checks, my ex and I had tenants in our old house, they paid their rent late three months on the trot, which meant our mortgage was late. I've also paid bills late but haven't had any CJJ's etc

I can afford the rent, but LL won't be interested will they? My parents can be guarantors but I'd rather not.

Anyone have any advice or experience and how likely am I to find a house?

where in the country are you? Can you use "rightmove" or "zoopla"? I know at least one does rentals, but can't remember which, maybe it is both.

Not sure about late mortgage payments but I paid many a utility bill late in my last place and my credit rating is still excellent. I did an experian check before I moved into my current place and none of the late payments were recorded at all. I always paid any credit card bills on time, and never actually missed a utility bill, but I frequently didn't pay gas or electricity til I got the red bill. Not even because I couldn't afford to pay... just because I'm scatterbrained. I have direct debits set up for everything now.

A guarantor does make a big difference sometimes. I rented out my house to someone who wouldn't have generally passed the credit checks, but her sister was guarantor.

Does his relative plan to claim Housing Benefit? As I don't think you can if your LL is a relative.

You've been a good tenant so you will get a good reference from your landlord,

I hope it all works out for you and you get a suitable home.

I don't think you will have a problem with your credit rating. You could ask your landlord for a reference and for him to confirm the tenancy is ending as he needs the house for his own purposes. The fact you've been a tenant for 5 years is a good reference in itself.

what catlin says - also perhaps ask the landlord if he will be willing to talk to future landlords, this also gives good signals.

Ask your landlord for a reference. The fact that you have been a prompt payer and have looked after the property will stand to you IMO.

I've just moved house and my credit rating is not brilliant but when I told the letting agent this they said all they care about is CCJs. You'll be fine with a good ref from your currant landlord.

It is sad though you make a house your home and it's horrible to have to just up and leave. You are a good tenant though and as everyone has said you will be the type of person other landlords will want to rent to.

Are you in a position to buy? What"s happening with the place you own and let out (with your ex)? Perhaps you can convert that mortgage to a buy-to-let one and use the help to buy scheme to get a small new build for yourself and your daughter.

Did you rent through an agency? We got a highly sought after property when we moved because we had been such good tenants that we were recommended to the landlord

Landlord credit checks are not the same as credit checks when applying for a credit card/loan for example.
They just check public information ie electoral roll, CCJs, bankruptcies. So don't worry about late mortgage payments etc., the new landlord/letting agency will have no access to that information.

We was told in january this year that we had to leave our home, I was devasted but as I was walking past a house a couple of days later we saw a sign for a house for rent, a month later and we were moved in! I know its horrible news right now, but try and keep positive and fingers crossed you get a glowing reference from your current landlord.

A lovely two bed bungalow, completely renovated and lovely inside. Stunning big garden and literally three minutes walk from my daughters school.

I'm so relieved!
