DP and I are looking to buy a 2 bed one bathroom flat to rent. The bathroom needs completely re done. I want to take out the bath and put in an enclosed shower in its place. How important is having a bath to you? Would we potentially put off tenants with children due to no bath?

DP thinks we would be but we currently don't have children (ttc with not much luck!) so don't have hands on parenting experience re bath time!

I realise this probably isnt the best place to post this but I don't post my own threads that often, and know there is good traffic and from reading reading threads there are quite a few people who rent here so looking for some advice. If anyone can suggest somewhere better to move it with enough traffic I will.

In a word - yes.

I went on holiday and there was only a shower - complete and utter nightmare with young children.

Older children, not as much of a problem.

Put a bath in. If you don't, you are limiting your rental market to a childless couple or two singles only. If this is your intended market, then I wouldn't worry but if you also need to appeal to families you need to keep the bath.

yes it would.

we lived in a rental with no shower when ds was a baby and it was a huge pain (quite literally for me) filling up a baby bath in the shower cubicle and me having to lean over at a back breaking angle to support him.
even now when ds is 6 and dd 3 a shower would be a problem as they don't like the water all over their faces.

Shower over the bath is the best idea if there's not space for both separately.

I wouldn't rent with no bath. I might buy a property without a bath, but only if the bathroom was big enough to have one fitted and it'd be the first job I'd get done.

I'd go with a shower over the bath. Not having a bath will put some people off, but you might choose not to rent to people with young children anyway. It really depends on your target market, and if there's high or low demand in the area.

I agree, no bath equals no rent. Shower over the bath is best. Just a bath can be annoying too.

Thanks for all the responses. I am sold, I'll go for a shower over the bath. There's currently a (grotty) bath in it so there is space for a nice new one.

Now hopefully they accept our offer Smile

meanwhile; yes, you should have both a shower and a bath to maximise appeal.

We refitted the bathroom in our rental before it was occupied, comments from viewers were 'wow, a new bathroom' and tenant who now lives there is very pleased with it. It was 70s pink before, horrific - and turned out to have some hidden horrors.

you want: shower at one end of bath with glass screen (not curtain). Nice clean new white suite. Well thought out layout (check size of bathroom allows it, ours is 2.5m x 1.5m which is really the minimum for a full size bath, sink and toilet). Vinyl flooring. We've used the plastic wall panels instead of tiles (plus paint on the 'dry' side) - looks good and no grout to clean/get mouldy. Extractor fan linked to light. Mirror above sink. Towel ring and rail. Somewhere to store things.

suite came from a plumbers merchant and all the fittings are from Wilkinsons - we have them in our bathroom too, all looks very good and works.

redone bathroom means you can also check for plumbing nasties and sort them without the tenants having a crisis. Make sure it is all solidly fitted and everything is thoroughly sealed.

we have an electric shower so if the boiler fails (it shouldn't, new and being maintained) the tenant still has a hot wash. And if the shower fails, there is still the bath. Of course we would fix ASAP but it is 'belt and braces' - which is what I like in my own home.

I would never rent a house without a bath, I have eczema and when it's bad, I need my bath!

My friend rents a house with only a shower, and she always asks if she can use my bath when she comes to stay cos she says she misses it so much.

If you have space for one then put it in with a shower above it. Not having one will definitely put some people off.

I would consider renting a place without a bath, even pre DC.
