To think this letting agent was bloody rude to me?

I'm moving to a new area and have found the perfect house in the perfect location. The letting agent has been quite slow from the start, but when the tenancy agreement came though, I noticed the rent would be due on 27th of each month. We get paid on 30th, so I emailed the letting agent to politely ask them if we could move the payment date to the 30th of each month to coincide with when we get paid?

The reply was this:
Dear Mrs Ziggie,
The rental payment should be made on the 28th each month due to the bank
transaction system which it takes time, around 4 days, to send to the
landlord as well as to receive the rent from the tenant. To manage this, you
may need to save money to pay the rent on time, I suppose.
Regards,
Letting Agent

I am not asking for the earth here! I'm not asking for a rent reduction, and I've never missed a payment in my life.

AIBU to think that I am a bloody customer, paying an absolute fortune for this house and I deserve to be treated with respect, especially when I've been nothing but polite and courteous in our exchanges? I'm more than a little under pressure at the moment and someone speaking to me like I'm the scum under her shoe is fucking not on.

I should mention I haven't moved in yet, this is the payment date they'd put in the tenancy agreement, which was plucked out of the air as far as I can see!

And we don't move in until 1st of the month, before which we'll obviously pay the deposit and the first months rent in advance, plus fees.

I am a landlord and use one of the big agents. The rent is due each month on the same day as the tenancy started. Each property on the agent's books would have a different start date and they seem to cope.

they talked about a 10 day transfer, but in fact the rent is in my account less than 2 days after the tenant pays. Banking has moved on.

one of my questions when I met the tenant was 'are the agents treating you ok?' I would want to know if the agent (who I pay) was making the tenant (my end customer, if you like) feel annoyed. So glad you have contacted the landlord.

special yes, we will move in on 1st, so I don't understand why it's a huge deal to want to pay the rent on 30th Hmm

Oh well, it's sorted not and luckily the landlord is just the nicest, most helpful chap, it's a shame the people representing him don't reflect this.

When DS and his GF were sorting out the agreement for their flat the rent date was the 28th, as both worked for the same company and got paid on the 30th they had a similar issue. Letting agent was brilliant about it, moved it to the 1st straight away for them.

Seems ridiculous to be stubborn if it could lead to problems down the line.

I like BotanicBabys email Grin

You should send it, verbatim Wink

cingolimama · 06/03/2014 16:26

On what planet is that email not rude? It's incredibly patronising and snide and treats you like some kind of deadbeat idiot incapable of managing your own money. Negotiating a rent due date is completely normal thing to do.

And what's with all this angst about you can't have a payment date on 30th - what about February? This is rubbish! Banks have sophisticated software that can actually deal with this. What they do is pay out by the agreed date at the latest. So if, say, the 30th falls on a Saturday, Sunday or in February, the payment is taken out by the first date prior to the 30th.

gobbledegook1 · 06/03/2014 17:38

This is why I arranged to move into my house on the 1st of the month so that payments would always be due on the 1st to coincide with my getting payed.

expatinscotland · 06/03/2014 17:45

Letting agents are jumped up robbing punk arses and renters in this country are treated like scum.

Pumpkinpositive · 06/03/2014 19:11

Email was not particularly well worded or professional, but not actively rude...

...right up until the final two words, "I suppose."

The email was very rude and I would be furious.

londonrach · 06/03/2014 19:21

Agents is being silly. You pay pro rota to get to end of month. Have rented in london for over 6 years.

callamia · 06/03/2014 19:23

Your agent is an idiot who needs to learn to be professional, but I have the same issue.
My landlord, whom I know quite well, uses my rent to pay the mortgage on a set date. I've set up a 'bills' account, and transfer the money as soon as I get paid. It sits in that account until payment date. This way, the rent is the first thing I pay every month.

londonrach · 06/03/2014 19:23

Email was very rude!!!!!
