asking for advice re house sale/purchase

I probably am but a day of googling has proved useless and I'm sure some of you lovely ladies will know! Grin

When we bought our house we were ftb and the vendor had no chain so it was very straight forward. We're looking to sell and I've found my dream house but what order do we do things? I thought maybe putting ours on the market but do we not need to apply for more money on the mortgage first? What if we sell ours and then get knocked back for more money? We would be homeless. What if we get ok'ed and nobody wants to buy ours, we'd be out of pocket just by applying and do you get so long before the offer expires and you have to apply again?
When do we make an offer on another house? Once ours has sold and the mortgage has been approved? What if some bugger gets there first?
I am totally clueless, could somebody give me a to do list and put me out of my misery please
Ps apologies if the are multiple threads, my page keeps Hong Black so I'm not sure if it's worked!

Put yours on the market it will put you in a strong er position when you view. Then get a mortgage agreed in principle with your bank so you have an idea about what you can afford. Then book start to book viewings as you have to see houses to know what you really want. This is the start of a stressful process I'm afraid and it is chicken and egg for everyone. Good luck op

I agree with bella.

The most difficult part is getting a buyer for your house. If you get someone quickly, you can (depending on your flexibility) sell and move into short term rental.

Then you will be in a very strong bargaining position with your house equity plus the mortgage offer in principle.

Also it stops you from falling in love with a new house and not being able to sell which is awful.
