Rubbish bag outside flat!

We have just purchased a flat for a buy to let. It is top floor with another flat also on the top floor. Every time I go over to check on the flat the next door neighbour has a bin bag out side his door ( opposite my front door) and it stinks. The whole communal areas smell of his rubbish and is very unpleasant. I have now found a tenant. Am I being unreasonable to still be worrying about this as it is not very nice for my tenants or do you think it is now their problem. He also smokes which stinks but not a lot you can do about that!

I think you need to let the tennant know about the situation before they sign the lease.

Otherwise it's very unfair on them.

:(

If you're desperate you could always buy him a metal bin with a lid and explain that the smell is offensive.

The tenants are moving in to day so a little late for that. I have only had the flat a month, and the first time i saw the rubbish I thought it may have been a one. Since I have found a tenant and have been going to the flat often to make sure it ready and since realised it is not. He obviously can't be arsed going to the black bin outside. I was thinking of going and asking him not to do but I don't know him and don't want to cause problems for my tenants. Surely he has a bin in his flat so won't need another to sit outside his front door.

People like that really piss me off. We have some families in our street who pile the rubbish on top of the wheelie bins and leave them out on the stret all week instead of just bring them out on collection day.

Could you contact the management company for the block of flats? They might be able to approach the occupier on your behalf and remind them of the need to keep communal areas free of rubbish.

That's a good idea. They are fairly new build flats and Alot are still owned by housing association, so I could complain to the council. I find it so annoying, the flat wasn't cheap as in a great location but it seems like a lot of the tenants have no respect. Some tenants on the ground floor look like they have had a clear out in the communal area which has been dumped there for at least 2 weeks. I don't understand why people don't have more respect for where they live. Whether a council tenant or private tenant or owner as is the case for our building. A sign on the door says no smoking in this building, does any one know if this would also include inside the flat. I do however feel uncomfortable asking someone not to smoke in their home, but it does stink for everyone. I say that and I am a smoker! I only smoke outside though.

complain to the Housing Assn. I live in flats and the arsey things people do with their rubbish astounds me.

To add, I feel sad for the tenants they are young professions who I assume can't save for a deposit for there own place. The rent for the small 2 bed flat is over 600 per month. The mortgage is costs us just over half that. A whole different thread on that I suppose. There is just a demand for rentals here as people just can't afford to buy.
