To expect letting agents to pay me rent by now?

I am letting out my house for the first time, using agency. Tenants moved in on 12th November. So far I have not received any rent from the agents. First month's rent to have 30% tenant finding fee and monthly management fee deducted, but I am still due just over £400 this month.
I have asked agents to provide me with date that tenant paid first months rent - I would hope that tenants provided cleared funds before getting keys on 12th November.
I work in finance ans know that the banks now use the Faster Payments system so expected cleared funds in my bank account from agent by end of last week.
I have called them to speak to their accountant but have not had a call back yet.
Deposit has been lodged in a protected scheme and I have received confirmation of that. Aibu to expect my rent money by now, 10 days after tenants moved in?

Do they not give you an agreed date for it?

I don't know what is reasonable but I know our LL get it two weeks after we pay it.

Have you checked your contract; does that tell you? If they won't return your calls, are you able to go into their office to talk directly to them?

Check your contract with the letting agents. I had to let a flat once through agents and while it was some years ago (so I don't know the form now) I seem to recall that they took their entire management fee for the whole period of the lease off the rent as it came in. I don't think, if I recall correctly, that I received any rent until all that had been settled - about month 3 or something.

I will have to check out the agreement - moved out of the house I am letting out 2 weeks ago into rented place with partner so I will need to find it in one of the many boxes still in the study to be unpacked.

I did ask by email on Monday what their procedures were but no-one has come back to me. The lack of communication is worrying me a bit as is the fact that I googled the firm's accounts yesterday and to me, as an accountant, they don't look pretty.

I know I should done this before I signed up with them, but they did seem pretty professional and similar to the other firm I was looking at at the time.

Cozietosie - I do recall that the management fee was to be deducted each month.

What does your contract say?? I am trying to remember what happened when I very first started letting my house. I know the first month is a bit shit and your tenants have not even been in 2 weeks yet so maybe you are being paid in arrears rather than advance......

I seem to remember I lost all the first month's rent and some of the second month's to fees etc when I rented my flat out.

That's good, meikyo - but I'd still get hold of that contract from a box somewhere and check how that works out in practice.
