Have posted this in property but no takers Sad

Just looking for opinions.

House we fancy, repossesion on market for 77k. We could offer 63k cash.

Trying to find something for this money is tough. But a mortgage is not an option.

Waste of money submitting offer or worth a try?

How much would it cost to submit the offer?

Rindercella · 16/06/2012 00:06

Gotta be worth a try if it doesn't cost you anything.

State your position - cash buyers (I assume), ready to move, etc. Strongly inform the agent exactly why you are great buyers for the property. You never know. Fingers crossed.

shortofbread · 16/06/2012 00:08

no idea tbh but remember previous dealings with solicitors where just a phone call cost about 50 quid and it would have taken literally a few minutes.

I would imagine if they had to liase back and forward say once or twice we'd be talking at least a couple of hundred.

rindercella only cost would be instructing solicitor to submit an offer.

although i wonder can you make a verbal offer yourself or does it all have to be through a solicitor? I have no idea.

Are you in Scotland? In England you submit via the estate agent and it costs nothing.

The actual buying does cost money so make sure that you have budgeted for that

Rindercella · 16/06/2012 00:13

Are you in England? We have always made verbal offers directly to the agent in the past. Then negotiated and once accepted instructed solicitors.

shortofbread · 16/06/2012 00:15

I do remember buying being costly but i had hoped that was because previously we have had solicitors deal with mortgage money transfers etc but nothing like that this time tbh i was hoping this was going to make it much cheaper. Am i being naive perhaps?

I'd make a verbal offer directly to the estate agent, that what has happend with both the properties I have bought and sold. It's got to be worth a try, you have nothing to lose by making a verbal offer.

shortofbread · 16/06/2012 00:16

Not in england we are in scotland. Im sure we can prob make a verbal offer to agent or at least ask them to ask the client if they would consider the offer if made formally.
