the impact on the value of neighbouring houses is not considered when deciding a planning app.

our late neighbour's relatives are trying to get planning app for his garden in order to sell off separate to his former house obviously for a profit - they informed us they want to sell for someone else to develop, obviously they have every right to as we have every right to object.

the letter from the council arrived this week with the details of the app and of how we can comment and it states that the impact on our property's value is not a consideration.

Personally I don't think this is fair as the app is purely to drive up the value of their property and the car parking they are proposing right outside our living room window in particular (not to mention the impact of the rest of the development on us ) is likely to wipe a good portion of our value out - aibu to be miffed and does anyone have any advice?

Not 100% sure but I think its to do with affordable/social housing ? they would never be able to build any if everyone objected due to the affect on house prices. I could be wrong though as its a while since I looked into it.

I objected to someone trying to knock down a bungalow and build a block of six flats in its place. You just have to be a bit more creative with your objections, I focussed on access to the site (on a roundabout), increased parking on surrounding roads etc.

I found this on the London Borough of Richmond website but I'm sure most councils are similar ? might give you some inspiration

Visual amenity (but not loss of private view)
Adequacy of parking/loading/turning

Traffic generation
Noise and disturbance resulting from use

Smells
Loss of trees

We cannot take into account matters which are sometimes raised but are not normally planning considerations such as:

The perceived loss of property value
Private disputes between neighbours
The loss of a view
The impact of construction work or competition between firms
Restrictive covenants
Ownerships disputes over rights of way
Fence lines etc
Personal morals or views about the applicant.
