Gut reaction advice please

Ok, as quick as you can.

do i stay, out of catchment in 2 bed house over looking a motor way and train track with very long walk from ds amazing school and all his friends

or

do i move into 3 bedhouse with larger garden in quiet road in catchment on the road of 2 of ds best friends. House is a state but agents said they will refurb and i can have it however i like and they will do all the work.

rent is 50 a month more. it will also mean my daughter will get into the school

what would you do?

and ....go!

Smaller bedrooms and living room? So what. More rooms are ALWAYS better than fewer bigger rooms. Always..

Oh, and if you like the new house a lot, you don't need to ever move again. :)

well they want me to move in in 3 weeks. pay all the deposit and first months rent by 1st of august. haha. im paid at the end of july and just dont have 2k laying around.

so no house :(

If you're currently renting you presumably have a breakage deposit being held. Is there no-one who would loan you that amount until it was you get it back?

yes,we do have a deposit but because i moved into house using deposit guarantee scheme my rent in paid in arrears, when i pay my rent on 8th of the july it is for the month of Junes rental etc..

i would effectivly have to pay my current last months rent, give one months notice and let them have deposit as final months rent and still fing 850 for new deposit, and 850 first months rent upfront.

cant do it. i want to cry

Shit. Well don't cry. Call back the agent and give them the date you can definitely afford to move in and say 'I think we got cut off'. They're only the agent not the landlord.

went to see them. they wont take my holding fee as they think they cn get someone else before i can move, despite the fact its had no interest or months.

i want my home :(

Hmm. I'd ask to speak to the manager and ask them if they have passed on the information to the owner as they're obliged to do. My sister is a landlord and I know she'd rather have a confirmed rental a month later.

If they really CAN find someone else, dripping with cash, ready to move in, they'll obviously take it.

But if not, in a month or so, they'll be looking again.

Keep saving up that deposit.

BTW have you worked out where that extra £50 will come from? Have you been wasting £50 on needless fripperies like chocolate cake and fags? Or will you have to cut down on food and heating?

Sad Hopefully something else will come up. I'd be inclined to act as though it had and start saving now so that when you do find another place it'll be easier. If they do come back to you in a month and say do you still want it I'd make them wave any admin charge for being such shits to you.

Ignoring the Wanky Agency, estate agents are notorious for not updating websites/newspaper adds for rentals. It's worth going in to see them to find out what's on their books now and what will be coming up, especially as you are looking at a narrow search area (school catchment). It may be that they are currently letting property in the area that would suit you and the tennants are due to leave in 3/4 months. Go in and see someone and then harrass phone/email them weekly to make sure they're still chasing it for you.

Like others have said start saving that deposit now so if when they ring and ask if you still want it you are in a better position

What about notice on your current rental tho, how long is that? Can you not use that as the reason you can't move in 3 weeks?

yes i said i need at least a month just for notice and they told me to hand my notice in now, and pay the extra week id stay over in old house, plus deposit for new places, all fees and first months rent upfront. oh and my rent for my current place.

I went to view the house and its a state. awfu awfu awfu

If they wanted tenants, they would be fixing the place up now. If you pay the deposits etc upfront, I'd bet they would not refurbish at all. Be glad to have avoided a pigsty.

I'd tell them you aren't commiting to pay to live in a house that is unlivable as it is now. That you are interested but will not sign any agreement until the house is in a fit state to live in and if they can find someone who will good luck to them.

Save up your deposit and tell the agents to get in touch when the house has been done up. And then look for another in the meantime.

If it will take 8 weeks to do the work and they want you in in 3 I think they are pulling a fast one tbh thinking once you are in you own't want to move and they can get away with doing less than they promised

Parietal, I suspect they want the fees upfront so they can afford to do the refurb - they cant refurb it without the cash
