to want to live in Norwich?

Sorry sorry sorry for posting this in AIBU - I couldn't see anywhere else to post it and I wanted to get maximum replies. What I would really like is advice from people who already live in the area.

I live in Cambridge but work as a lecturer at UEA and mine and DH's first baby is due in June. He's a secondary school teacher (history) and we have decided to relocate to Norwich to make our lives easier when the baby is born (providing DH can find a job in the area). We'll be using the UEA nursery 3 days a week which will save us huge amounts in childcare (and give us peace of mind as it's good and located at my place of work) and have already filled out the paperwork. DH has been a lifelong Norwich fan and never lived in Norfolk so he's pretty excited.

We're in negative equity on our house, which we bought in 2007. We can't sell it so have just applied for permission to rent it and it looks as though they're going to grant the permission, so we'll need to rent somewhere in Norwich.

The finances are a bit complicated: our mortgage (on a 2 up 2 down) is £1275 a month (we fixed for 5 years at 6.79%!) and we will be charging £800 a month in rent for it, plus paying a management company 9% for a full management service. We're looking to rent something in Norwich for around £600 a month and would like a similar property - a garden flat or a 2 bedroom house.

Can anybody help us on areas? We'd like to be as close to UEA as possible so that we can continue to have only one car. I've heard that Earlham and Lakenham are not very nice, and that Eaton and Cringleford are (though they're not on the bus routes from UEA). The Golden Triangle looks great (if expensive) and we're thinking we may end up there, but there must be better value areas we could consider. What about Three Score? Properties look cheap and convenient there, but I wonder if there's a reason. Any other suggestions?

Thanks! I like the look of Eaton. We did look at buying a house on that newbuild estate in Cringleford but that was when we thought we could sell our house and would need an incentive to help us out with the deposit. Turns out we couldn't, but I was hesitant about a new build anyway.

Wow, lots of people working at UEA! Need to be careful not to out myself too :)

PS - schools not too much of a worry at the moment as I'm only pregnant with DC1 and as we're only renting to begin with it should be easy enough to switch later on. Hopefully by then property prices will mean we can sell our bloody house. Either that or I'll make a miraculous rise to professor and be able to afford a second mortgage Hmm Grin

Golden Triangle best, so close to UEA and the nursery.

The golden triangle is overrated and overpriced in my opinion. You have to spend $$$$ just to get a drive so you don't have to park in the street. Gardens are mostly v. small too.

We park in the street at our own place so I'm not too worried about that. It's funny that there's an area that's so hyped in Norwich - the Mill Road area in Cambridge is also very expensive (as is the city more generally ... we live on the outskirts and just because we're 3 miles from the city centre, by a Park and Ride, our house is half the price it would have been in the middle), but there's not really a 'Golden Triangle' equivalent.

We'll definitely look at a couple in the GT but glad to hear that Bowthorpe/Eaton/central city are good too, as well as Hethersett and Wymondham. Thanks for the tip about the Hethersett drive by the way - looking on the map I see I could turn off the A11 on my way to work, drive on Colney/Hethersett Lane, and cut through the John Innes Centre etc through the back of campus. This will save me so much time, if it works!

What about Costessey and Old Catton? Someone mentioned Costessey, I know - I've heard that old is nice, new is not? Are both of these places accessible from UEA?

Not fond of Costessey either.

I think Eaton/Cringleford/Hethersett/Bowthorpe would be the best areas for you to look at.

Yes agree, Eaton and Cringleford both nice if you can find a place you can afford there, my family all live there and I was born in Cringleford. If you're worried about feeling isolated from the rest of the world, I would definitely stay in Norwich rather than moving out to a village - Norwich is still fairly cosmopolitan and urban(ish!!) whereas a lot of the villages are distinctively not. If you do go for a village, yes make sure that it's on the right side of where you need to be as it's the traffic once you get into the city that's the killer.

In laws live in Norwich and MiL was a professor at UEA.

Wymondham is a nice market town on the university side of Norwich and I think it has a bus that goes to the university. They are supposed to be building a big Barrett-type estate on the edge of it which could I guess be either good or bad for you.

Barford is a village not far from the University - not much there but convenient and only a few mins by bus.

Depending on your transport and how far out you want to be but there are some lovely villages just across the A47, Hockering, Honingham spring to mind. Hope you're very happy with your move.
