To think my landlord is taking the piss leaving me with a broken boiler for three weeks!?

It broke last week, landlord is away in pakistan, sent his brother over with oil filled radiators which I am grateful for but they are costing me a lot to run!

He said he'd be back today and would come and fix it himself, refused to let me get someone else out as it would cost too much. His brother has just been in touch to say he will be away for a further two weeks and because I have an immersion system too I should be happy using that for hot water and running the oil radiators for heating.

I am mighty pissed off but feel like I am left with no choice!?

I would also ask to see your gas safety certificate as that often puts the wind up slack landlords.

its a grey area because you do have heat that has been provided by your LL and he has told you that he is going to address the problem on his return.

However, only people who are CORGI registered should be touching the inside of your boiler - that includes friends who know a little bit about boilers.

We had boiler issues recently and had been on a non urgent list as we still had hot water thru the shower - although no hot running water since february. (have a dishwasher so washing up wasn't an issue) however, as soon as the radiators stopped working they sent someone round within a week to fix - it took a week because we HAD heating it just wasn't very much.

The fact that there is heating is a bit of a red herring, as it is more expensive heating than the OP signed up to.

The fact that you have to supervise your child in the presence of the oil radiators is bloody relevant, too!

This LL must replace the piss he is taking, or you will take it out of the rent!

The main thing here is that you don't let him fix it unless he is GasSafe registered.

I would get the 3 quotes and get it fixed safely and deal with the money side of it later. I'm not saying it's what you should do - it's just what I would do.

Having been on the other side as well - I would have got BIL to get a GasSafe person there ASAP to fix it - so yes, I think he is being unreasonable, although he probably wont see it like that as you do have HW and heating.

I also have to add I am using oil filled rads and immersion HW and it doesn't seem too bad cost wise.

oh you should definitly get some legal advice.

My Ds has ASD, he would be instantly drawn to something new in the room so would be a nightmare to keep him away from them.

how old is your DS? Do you have a social worker for him? if so i would get them on the case. that can't be safe surely.

Forgot to update, I managed to speak to my landlords wife who was furious on my behalf! Think he may be in trouble when he gets back haha.

She told me to call someone out and save the invoice and it will be deducted from my rent. Not sure it's worth hassling him over the extra electricity costs.

As it was the boiler needed a new clock, so a fairly minor job.

some landlords are W**kers, I would get someone one out a deduct it from the rent.
My Partner and I are landlords and have a good relationship with a local plumber. He will usually go out to a tenant within 24 hours.
We value our tenants, keeping them happy means they usually stay longer and show the property respect.
