to get annoyed with tenant moaning about a dripping tap?

Ok. So the kitchen tap drips. We asked the plumber to go out and he said he'd sorted it. Tenant texts to say it's still bad. So my DH goes out and changes the washer. She texts saying it's still dripping and even worse.

I struggle to be really sympathetic. It's a flipping dripping tap! I've now text her to say my DH will deal with it (means a new tap, I think) but it's not going to be immediately due to work commitments. Told her to shut the kitchen door if the noise annoys her and I'll give her some cash if the money worries her.

Sorry - I needed to vent. Having a bad day with a few bigger personal issues than just a dripping tap.

YAB a bit U.....the noise of a constantly dripping tap is very irritating. The waste of water is also a consideration if you are particularly environmentally aware or if you have a water meter.

It doesn't sound like your tennant is hassling you about it.......all she has done is send you a text to let you know that the plumber hasn't fixed the problem.

I think it should be fixed....it is a waste and very annoying. If you don't have time, send someone round.

Yes YABU. If you can't be arsed with issues like this, don't rent out property.

Fair play. Thanks. You're right. Even just typing it has helped! And I know my personal stuff shouldn't get in the way, but it seemed so petty. And I've had 3 texts from her already today - the last one sent me over the edge!

I'll get it sorted and be back to being a good person Wink

However, saffy it's not that I can't be arsed. It's that things can't always be sorted at the drop of a hat.

YABU.

If you don't replace washers you have to tighten the tap harder and harder and end up needing a new tap. Like in this case.

This might be the issue that makes your tenant decide to move on which might mean you lose serious money.

If you are a landlord it is your job to sort it out. You could always give 15% of your rent to a property manager and make these problems go away. If you don't want to do that, you are effectively being paid that 15% to sort such things out.

as long as you deal with it promptly yanbu to be as irritated as you like and vent about it on here instead of communicating your irritation to the tenant.
it's just like any other job where sometimes you do have to deal with people being wound up about trivial things, and be suitably sympathetic, even though you might be dealing with much worse and more stressful things yourself at the time - the bottom line is you are getting paid for it so you have to be professional, but you are also a human being so you can go and moan to your friends in order to stay sane.

Have you considered employing a letting agency to manage the property for you? It will cost you money, yes, but you seem to be having difficulty meeting your obligations as a landlord here.

Get it sorted, but in the meantime tell her to put a cloth underneath the drip so that the noise doesn't drive her potty.

I used to be a landlord so I know it's a PITA dealing with tenants complaining about something that you would just put up with in your own home, but she is paying you rent and so you must sort it for her.

The joys of being a landlady I'm afraid. A non dripping tap is what they're paying their rent for, amongst other things.

YABU - Your personal problems shouldn't be your tenant's problem. If you don't want to deal with tenants, then you should pay for an agency to deal with maintenance of the property.

I'd be pissed off if I've complained about a problem that seems as minor as a dripping tap, but had 2 maintenance visits and you still haven't fixed it, and in fact made it worse.

YABU, water leaks, dripping taps can end up costing a fortune for the tenant, but I'm not saying anything that hasn't been said already.

I know it's on a different level but my landlord and landlady recently left me with no oven for 6 months! Eventually they sent a man out...who promptly left to get a part....to be heard of no more!

I called the landladyafter one week and she irritably told me she'd get on to it.....anther week passed with no word...so I called her again and this time she did not hide her annoyance but SNAPPED at me that she could not get homd of the guy....at which I offered to find anter and she snaped again that I culd try but they are hard to get!

Anyway...he came a week later....but the point is that when you are a tenant it can be intimidating to deal with snappy landllords...and it is an abuse of power to be curt to your tenants.

If you are in the position of not owning your home it feels insecure and the least a landlady or lord can do is to be polite and inform tenants of what is going on.

We pay your mortgages.

I often text my LL repeatedly about issues (mine anre damp and mould) because unless I nag him nothing will get done about it. When he moaned that I nag him I simply pointed out that if he hadn't done a piss poor job at sorting things out I wouldn't have to nag! And if he acts like a petulant toddler I'll treat him like one. Smile

Landlords are a pain in the arse. Give 'em an inch they take a mile and nothing gets dealt with.

YABVU - it may just be a "dripping tap" to you - but my last rented house had a "dripping toilet" which I asked repeatedly to be fixed (cistern was built in to wall behind tiles so I couldn't get to it). This "minor issue" meant my water bill was over 600 euros a year - it should've been 200. Angry

I am glad my LL is kind. In the last month, the electrician has been once (broken light in the bathroom), the front door needed replacing (leaking), the boiler/ burner has broken 4 times and she still came around with a birthday card with a tenner in it for DD! I love her and I am neverever moving. Grin

And in fact, a broken tap plus other issues at the same level, and the LL and letting agents attitude to those, are why I moved out of the last property 6 months early - I don't pay rent in order to be permanently irritated by slightly broken things.

Thank you magichomes. Smile I'm being extra nice to my LL (my god it's an effort) because I want to get out of here as soon as poosible which means leaving before tennency is up. Otherwise I'd be reminding him of my rights at high volume. Relentlessly.
