What’s your mortgage interest rate?

Our rate goes up next year, we have the option of choosing the new rate now. It will go up by 0.5%, meaning an extra £85/mknth. That is not an insignigicant amount for us, but it seems like perhaps a good rate if we can hold it for a number of years. What is your current mortgage rate?

4.22% fixed until 2030. What's your new one?

Catroo · 22/10/2026 23:07

We fixed back in Jan at 3.59% for 5yrs

LoopyGremlin · 22/10/2026 23:08

3.99% for two years. Started in April.

We’re on 4.29% now but til a few months ago we were on a 5 year fix at 1.29%. Those were the days ahh

countessofmonte · 22/10/2026 23:12

We were a bit lucky and fixed in 2022 at 2.45% for 10 years. Phew. Have to be lucky sometimes I guess...It's so tough out there now.

Gabitule · 22/10/2026 23:13

4.36% until December. New rates are more expensive :(

Fixesplease · 22/10/2026 23:14

7.9! We only had a 5 percent deposit and self employed so required a specialist mortgage provider.. switching to a high street bank next in 2028 so being we are also vastly overpaying it down any rates will be a glorious saving for us... on the plus side. We stress tested at 10%.

ShanghaiDiva · 22/10/2026 23:18

base rate is likely to increase on November 5th so may be worth fixing now.

Fatiguedwithlife · 22/10/2026 23:22

4.52 until May 2028

Howworriedarewe · 22/10/2026 23:24

We have 4.01, I can fix it at 4.5 for 10 years or a bit lower (4.2x) but then for a 2-5 year term IIRC… 4.5 seems very attractive given the current state of the world…

Just about to fix for 2 years at 5.11, and that’s with less than 50% loan to value 😫

Swissmeringue · 22/10/2026 23:32

Sitting at a glorious 0 because we finally paid it off in march of this year. Then literally the next month found out we were expecting surprise baby number 3 (it's an absolute joke, our 8 and 4 year olds are the result of MUCH fertility treatments). Anyway it's a 3 bedroom house so it's currently for sale and we're looking at roughly a 200k mortgage to move to a bigger 4 bed. We've had a few viewings this week, I'm absolutely desperate to get an offer in so we can fix a mortgage offer on the house we want as it feels like the interest is going up daily.

Howworriedarewe · 23/10/2026 06:39

2.45?!? Wow, I’d lick that in for the full term if I could! Jealous!

5.04 fixed for two years, which ends in July. It’s my first house, so I don’t really know what the process is, or what I should be doing now, in readiness. I figured I’d look at it in the new year.

DefiantRabbit9 · 23/10/2026 07:02

3.7% fixed until 2033

Myremoteislost · 23/10/2026 07:05

4.95 until 2029. It went up from 2.99, which was not fun!

EdinaTheConfessor · 23/10/2026 07:06

I took a 10 year fixed in 2022 so I am on 2.09% until 2032.
Best decision I made. By the time it is due there won’t be a huge amount left on it as we are overpaying as well, so even if rates are a lot higher it shouldn’t hit us too hard.

DeafLeppard · 23/10/2026 07:08

Another one who fixed around 2% in 2022. Best financial decision ever, taken in part because it was a big mortgage and in part because with rates at 2% they weren’t going to get much lower. The only way was up!

OrdinaryGingerBloke · 23/10/2026 07:09

2.27% fixed about 4.5 years ago. Have to remortgage next year which will be painful!

makemineadecaf · 23/10/2026 07:11

4.43 until November 2029. I’d really like to overpay as much as possible before then as the end is in sight.

TheNoonBell · 23/10/2026 07:17

3.9% fixed until 2031.

ilikeeggs · 23/10/2026 07:18

4.59 fixed for 5 years and ends in 2029

JuanaSmith · 23/10/2026 07:20

Been on 3.74 for 2 years. 3 more to go.

Gengha · 23/10/2026 07:20

Nothing. We paid ours off at the expiry of the previous 1.68% fixed term in June. Before we had that good fortune though we had arranged a new deal of 4.25% which was going to be around an extra £100 a month

Is it a great decision to overpay on such a low interest mortgage? Won’t you be better to invest that money for 10 years and then sink it into the mortgage at the end of the fixed term?
