Estate agents different approaches

Quick opinions please. I'm possibly moving. Had two agents. Valuations similar but one is going for 'offers over', the other, traditional asking price. What do people think of each? Also, do you really bother with the 360 video tour? The 'offers over' company want £50 for that but I never watch them. Many thanks

I hate offers over. Just put the price you want! The market really isn't that great at the moment so the chances of getting into a bidding war are slim to none.
I don't bother with the 360 thingy but my husband likes them.🤷‍♀️

I dislike offers over or in excess of too. I think it puts people off and it’s not realistic in the current market. I’m not interested in a 360 tour either. I prefer to look at the photos, unless they’re the ones taken with a fishbowl lens that make everything look a weird shape.

Decent photos are best, with no artful pictures of a candle or vase of flowers.

Ok that two votes against offers over. Anyone else? I think k i agree. I wouldn't know what to offer.

In a market as flat as it is in most areas right now, 'offers over' is pointless. It's designed to stir up a bidding war, when the fact is most things aren't even shifting for list price at the moment.

I never watch video tours either.

They do show up all the flaws so great for purchasers, not great for vendors. Just stick with good photos. I prefer fixed price. Even if you have offers over, people will still offer under so what's the point.

I never watch video tours either. A decent floor plan with total square footage, measurements in imperial and metric plus the way the house is orientated is much more important to me.

Offers over only if you absolutely wouldn't accept offers under. If I saw that, and was considering a cheeky offer I wouldn't bother.

Good floorplan is top priority for me. Ideally with garden included which most don't have.

I'm in Scotland and almost everyone puts offers over here...I didn't realise it was less common elsewhere.
People usually only put a fixed price here if they need it sold yesterday.
Average days on the market in my area is 13 days so a good chance of getting several offers.

Thanks all thats really helpful. Agree with floorplan. Its what I look at first actually. Decor can be changed fairly easily, layout less so.

I don’t look at videos. The most important things for me are an accurate floorplan, decent photos that show you what the room is likely rather than being a close up of some particular feature, and the link to Google maps so you can see exactly where it is and what might be lurking nearby that the sellers and agents don’t want you to know about!
