my dream is to buy a flat in Nice

It would be an absolute dream come through

I have been working so hard over the past few years and was given some money by my family

I am very lucky to have this chance and would hope to get a small not too fancy place for around 300k euros

We had an appartment in Brittany and one thing no one else has mentioned (nrtft) was service charges, likely to be high considering the area you're looking at,being the south. Ours weren't too bad but we were in an appartment block on the outskirts of a city and it was only in use once or twice a year for holidays. We only had it for 6 years but we had a house over there before that.
As to the issue with locals being pushed out of the areas, this may well be an issue in Nice, but not France as a whole. Most of the British we knew of were buying up the county cottages and buildings no one else wanted as everyone wanted the cities. As to the appartment we had,we were lucky to have sold it in the end as the supply was more than the demand for the area. Ours wasn't a popular area with Brits anyways as we were the only British property owners in that area or at least those appartments.

My mother lived in the south of France for several years, She came back to the Uk but regretted it- she said there was onky bone problem with France, that you can't fault it. I think these days you need a certain level of income, or investment in a property to qualify to live there- be sure to do your research.

AmberTigerEyes · 03/06/2026 22:40

Property prices are over inflated in Nice due to its proximity to Monaco.
I would recommend Narbonne. It is still the Riviera, the beaches are nicer and less crowded. Your money will go further https://www.fnaim.fr/immobilier/9752/46-narbonne-11100.htm

so far so much hate

I posted this less than 5 minutes ago

what does that say???

my goodness

It's not 'hate' - don't be so dramatic. You haven't denied you've had multiple threads on homes abroad and have ended up agreeing it's probably not the right choice. I get you might want to indulge a pipe dream and get some factual info along the way. I'd suggest an Internet/AI search rather than taking up more of people's time on MN. You can get a pleasant interaction going on Claude - 'he' is really chatty, happy to indulge all sorts of fantasies as well as factual enquiries and, whilst it needs checking, usually the info is accurate.

PIL bought one when they retired. It made them very happy; they spent a lot of time there and rented it out cheaply to family, friends and acquaintances. Not in Nice itself, but nearby. Beautiful views.

But OMG they seemed to spend most of their time there doing cleaning and maintenance. Painting shutters. Getting the septic tank fixed. Sorting out problematic plumbing. Replacing fencing. Pool problems were literally never ending.

Even when they weren’t there, they were worrying about forest fires, boars getting into the garden, storm damage, and so on.

When they sold it, because they were getting too old to deal with it all, the stress of the complicated French sales process aged them about ten years.

Honestly, watching them made me never, ever want a holiday home.

Giving information helps though! You gave nothing away initially in regards to whether you have EU citizenship or not or whether you were planning a permanent move or not. Unless you are and the siblings are going to live in it year round between you then I wouldn't bother, you'll piss the locals off and if you let it stand abandoned mostly you run the risk of break ins, squatters, burst pipes etc. You need to attend an empty property regularly.

yes the siblings would use it most likely most of the time when I am not there

I have a brother who travels there a lot for work

I was going to offer some advice, having bought a house in France and having lived here for some years, but to be honest, if you can't cope with the comments on here from people you are never going to cope with the French Bureaucracy.

@Shedmistress Quite - I'm beginning to think OP is quite deranged. 🙄

theemmadilemma · 04/06/2026 13:22

Chersfrozenface · 02/06/2026 18:02

OP, look into the taxes you would have to pay. There's taxe foncière, land tax, and taxe d’habitation, residence tax.

As Nice is a Zone Tendue, a high-tension area, the municipality can add a surcharge of up to 60% on to the tax bill for a second home, if that is what it would be.

Edited for clarity

This.

Plus the notaire/aquistion fees, so on 300K you'd be looking at around:

8.0% = €24,000

Mate - 300k Euros is not going to get you a flat in the centre of Nice.

In all fairness, the two are not comparable. Interacting with an officialdom that can get you deported is higher stakes than interacting with randoms on the internet who seem to enjoy being snarky.

So what if OP has had threads on homes abroad in other EU countries and agreed a home in those countries is not the best idea? When we settled on France we had also looked at mainland Spain, Italy, Greece, Malta, and various islands like Corsica, Corfu, Kos, the Azores.

If you can’t or don’t like reading her threads, you can just choose not to. It’s unreasonable to police MN and act like an OP is a time waster and to suggest AI.

champagnePicnic · 05/06/2026 10:42

It is incredibly expensive. We have a villa just outside Nice (my family are from the south of France) and it’s expensive but absolutely beautiful. I’m not sure how it works buying as a non French citizen so do some research but I would suggest spending much more time there before taking on such a big commitment. I would say driving is a must too.

You're welcome to your view and I will stick to mine that there are better ways for her to explore the topic, especially as she has subsequently not engaged with quite a lot of the responses with much grace. Btw, the phrase 'time waster' is yours not mine; my comment was made factually and politely. I think accusing MN posters of "hate" for less than a handful of posts that challenged her is OTT.
