Buyer pulled out

Our buyer pulled out of our house this morning, at more or less the exact same time we had an offer accepted on what was our dream house.
Feeling pretty disappointed and disheartened. I’m after something to get me out of this mood, does anyone have any positive outcomes from when this has happened to them please.

We were on Nov-Jan with only 2 viewings in that time. Went off for a month and back on with another agent. Had 4 viewings, with 2 second viewings and accepted an offer within 2 weeks of being back on. I feel like a lot has come on the market in that time though and part of me worries we’ll be missed being so far down the right move listings.

This happened to me twice with the same sale. First time we lost the house we had an offer on for but then saw a house we had liked the look of on RM that had been SSTC had come back on so we viewed and had an offer accepted. Weeks later we lost our second buyer and 'our' new house house was also put back on the market. Two weeks later we accepted a third offer and had our own offer reinstated and have been in the house ever since! Two years before that debacle we also had a sale fall through and that time we took the house off the market and waited two years. Had that sale gone through I would be in a worse financial position now as we were really stretching ourselves to get a house a fair bit smaller than the one (above) we ended up in which is bigger, cheaper and in a better area. It will either work out or it's not meant to be and something better will come along. It's a hideous process though.

We had reduced by 5% in December with the original agent. Then when we went back on in February with the new agent it was at the price we had reduced down to. We then accepted an offer of 98% of the asking price.

It’s just a horrendous system. I keep telling myself if we do end up missing out on the dream house it’s one of those things and something else will come along but then I start wallowing again.

Told it was a family emergency. I didn’t have a good feeling about this buyer anyway, despite never meeting them, just something in my gut. We were hoping the other lot of second viewers would make an offer instead at the time as we’d rather have sold to them.

It’s maybe not what you want to hear, but we had the vendors pull out, 5 months in, just before exchange because they panicked and decided they didn’t want to sell. It was devastating and expensive and no way to recoup those costs, which had largely been born by us. I think they thought they could get more money.

It took us 2 years to have another offer accepted. It was a nightmare of a time, spanning over COVID when there were no second viewings, best and final offers due within hours of viewing, we had a few sell while we were literally on the way to the viewing. It gave us time to really think about what we wanted though and it all worked out. We absolutely love our home. It’s completely different to the other property and in such a nicer area. No regrets at all about the sale falling through. It happened for a reason even though it didn’t feel like it at the time.

That other property went back on the market a year later for £200k more than our accepted offer! 😂 Didn’t sell. Then it went off and came back again 3 years later for £350k more than our offer. 🤣 Still didn’t sell. Best I can tell it’s now owned by a trust and in probate. So those buggers literally clung on it it so long that they died without ever selling. Bonkers.

Anyway, I certainly hope that won’t be the case for you 😬 but the market is such at the moment that your vendors will be grateful to have found a buyer as they know how tough it is. Hopefully they will be keen to wait for you to get yourselves sorted again as they also won’t want to go back to doing viewings.

Yea there were some weird things imo they asked or did on the first viewing and then on the second viewing I was watching them coming in and leaving. I even said to our EA yesterday I had a bad feeling and he was very much among the lines of he has no concerns and it’s normal to overthink. Certain parts of their situation or story didn’t add up in my head. Again not met them but it didn’t come as a massive surprise today although I am gutted.

Oh my god I would be raging. I do keep telling myself at least we haven’t paid out for surveys etc.

Thank you! They’ve agreed to keep our offer on the table but are keeping the property on the market. So now we feel in a rush to sell but at the same time we can’t drop the price ridiculously as we need every penny we can get for the new house!

This happened to my daughter but she sold again very quickly and got the house she put an offer on

We didn’t meet them. We only know what they asked/what they did/what they said from the EA who did the viewings. Nothing caused alarm bells to him apparently but just didn’t seem right with us.

My Right move results are in price order. I wouldn’t worry about that.

But 2 viewings isn’t good. Sounds like the second agent was better. If your house is at the right price it will sell.
