Has anyone sold their house to the ‘we buy any house’ type businesses

We are on the market. It’s a bungalow, we have had lots of interest, but the people that are interested haven’t sold their house, there are 4 potential buyers who want it. We want to sell as we have seen a house that we really want. I know it’s the wrong time of year. We have received several letters from
various ‘we will buy your house in 7 days’.

Has anyone ever sold their house through one of these companies, how much lower did you get from your valuation? Was it easy?

Another question. Is it worth changing estate agents? Again several letters from estate agents, one has written to us 7 times in 4 weeks.

I don’t know really. I assumed they were all ones that needed renovation. Ours doesn’t need renovating but could be reconfigured if the layout doesn’t suit. I’ll look into it. Thank you.

Yes. A close relative of mine. 3 different companies fucked him over at the last minute.
30 minutes before exchange, dropped the price by 25 grand.
They are snakes
No actually thats an insult to snakes
They were scum, utter scum

Your EA needs to stop viewings by those that are not proceedable.

That’s how I feel. Some haven’t even got theirs on the market. It’s a lot of effort to get it ready each time.

Thank you. I think we will. The garden will look much nicer. We have had nearly 30 viewings , 6 second viewings and pretty much all of them have been in rain. We have said no to all evening requests though.

Surely their business plan involves giving you 50-60% payment for your house. It's just an awful idea.

You will always get a higher price by selling on the open market using an estate agent. I understand you've found a place you like and want to buy - but you'll have to be patient and keep your nerve. There's no harm in putting in an offer and being upfront with the agent. Also - if you have genuine interest in your own house, your agent should be trying to turn that interest in offers. If they're not... maybe get another agent.

I made enquiries, they reeled me in with a reasonable offer and then lowered it.

I’m now selling through an online auction. List your house for 30 days online, if it doesn’t meet the reserve price then it rolls over for another 30 days. Seller pays no fees. I can’t recommend it because I haven’t sold yet but the auction company has been really good to deal with.

Many of them also drop their offer just before completion too.

Another one who made enquiries but they offered 25-30% less than the price our house was up with the estate agents for. It wasn’t possible with a mortgage that needed paying off. House buying and selling is so awful so I understand why it’s something you’d consider, as we did. But the reality is you’re best off sticking with the estate agent. I’d try changing agents first, and then reducing the price.

They offer very low
Change agent instead - i am in the midst of selling/buying right now. Some agents actively market. Some sit on it and do nothing if it doesn't sell itself on rightmove.
I'm registered with tons of agents to buy. Only 2 of them ever email me a property i might like. They are the agents you want to sell with
Also some won't show your property unless viewers are "proceedable" ie under offer which is just bonkers. I had rows with agents sbout this who wouldnt show me a property cos I wasn't under offer. Wtaf, i could have had an offer the next dat

See i as a seller said no viewers unless preceedable (or could back to back the viewing with a proceedable buyer)
I wasn't spending time prepping my house,presenting it, being out of the house unless the buyer was preceedable. My view was if you were to get an offer the very next day, then you could view the very next day.

Get a cash buyer. It's much quicker..

Please don't. They trap you into a contract with the promise of a price you'd just about accept. Then they drop it. You then can't get out of the contract.

Harrt & Taylor’s told me my house would be in the Rightmove range from
375-400k. Upstix gave me 310k & an individual company from a new build part exchange scheme gave me 301k it’s not worth it. I laughed at them both down the phone. These company’s want all the certificates under the sun too!!

Our solicitor had to re do the paperwork so we had more money to paybout for that too.
Our solicitor had come across it once before and the seller ended up pulling out but they were selling a house of a relative who had died so it was easier for them.
They are total sharks. Don't even entertainment them

We sold our house through auction. It was quick and done within 28days. There's not much option for a buyer to pull out that way so it was quite stress free. Obvs lower than market value but was worth it to us as if we sold the conventional way then surveys would have put everyone off 🤣

I seriously considered it, to solve an issue with my mum's estate. I was initially offered 75-80% but kept reading that these companies often reduce their offer at the last minute. So I decided to give a trial to a normal estate agent. This was back on November so I expected pretty much nothing during a dead market. I got an offer at £5k more than it was marketed at, just ten days after it went on the market.

So you're very unlikely to get a good deal, and from what I've read, the sale doesn't go through anywhere near as fast as they claim.

You need to speak to your existing estate agents and narrow the parameters for viewings.
Just because people want a viewing (nosey) doesn't mean they get one!
We told our agent that unless people had a mortgage in principle that would cover the asking price they were not getting through the front door!

Viewings are hard work (I am someone that cleans like a maniac!) and I certainly wasn't prepared to put the effort in for people that just wanted an afternoon out. We sold to the second person that viewed (the first couple put in a cheeky offer and were told to bugger off!).

I’ve just stopped for a cup of tea but same here. 2nd viewing at 11, up at 7, hoovering, washing floors, changing beds etc. Nagging my husband to shower so I can clean the bathroom. The only thing that’s good is it’s all done early! We are viewing the house we want later today with the estate agent to make sure it’s all worth the effort. New build so doesn’t affect a buyer. I’ll be stopping the weekend browsers with the estate agent.

Just to repeat what others have said really, they’re awful, I was getting divorced so was a bit desperate and the offer was low but ok, I asked loads of questions like are you just going to act as estate agents now though with a waiting list of people looking for a bargain (I'd read this about some of the companies) and they insisted no, they came and took photos for a proper valuation and that was all ok but they just seemed a bit… they kept doing things like telling me they were going to send over the transfer deed for me to sign then when I was like hang on you haven’t given me an offer in writing or anything they said they would and then didn’t, and then after a couple of weeks when I’d decided they were iffy emailed me out of the blue asking if I’d had any chance to think about the offer.

I changed estate agents because I was getting lots of views and interest but no feedback or offers, changed to a local (although yeah more expensive) independent estate agent and they sold it on the second viewing.
