AbnB host as one-off - your experience?

I'm considering using Airbnb to rent half my home (with my DH staying in the box room as onsite host with one downstairs space, the rest available for one group to stay) as a one off for a major event in my town. Has anyone done this? What are the pros and cons generally and of using Airbnb. Thanks in advance.

Go for it! Don’t allow an instant booking. Make them request to book and then you chat over the app to see if you are right fit.

Thank you. Have you done it? Are there any downsides? Is their insurance enough or would you recommend getting separate cover?

Would you need to have the agreement of your mortgage lender and change you home insurance? Specific checks or sign offs for you has and electric?
I can be overly thorough about this kind of thing though!

Yes we used to do it in the house but now have a self contained unit. If it is a one off and your husband is the host and there I would be happy enough with the airbnb insurance. Some people will advise separate insurance. Be clear in your rules and expectations with guests. We have met lovely people and we have met awful people.

Thank you for replying. @TheLurpackYears we own the house outright and have gas serviced annually. We would also check first with our insurers. @HardworkSendHelp thank you for the tips, it is definitely a one off but good idea to set down clear expectations. So we would do the request a booking so we can also talk through their expectations. Thanks all. Still pondering but feel like it's a goer!

I believe insurance is included with Airbnb fees.
