How much would a 3 or 4 meter single storey extension cost?

Obviously very rough cost but wondered if anyone had a ballpoint figure?
we are looking to add a downstairs toilet and extend the kitchen a little.
midlands based so wondering if we are in the £30k mark as a guess?

Adding a toilet will increase the cost a fair amount above what it would be if you were just adding a standard room. I’d say £30k is extremely optimistic of you.

I was quoted 50k in the West Midlands and that was about 10 years ago (we divorced instead) and that was mates rates. I think you are way out and would be looking at double that now.

My sister is doing a wraparound extension at hers - she’s going out an extra 1.5m all around an original single storey extension. Includes installing a utility, moving (but not creating) a downstairs loo, and a new kitchen. She’s paying around £85k plus the kitchen. Just outside London.

The smaller jobs are disproportionately expensive. I’d say £60k plus. You are probably looking at £3k per sqm to first fix local to me plus the kitchen and bathroom costs.

no new kitchen as it’s actually extending at the dining area so shouldn’t touch the kitchen part. I need to get a few quotes in 😭

To first fix, we had this done a couple of years ago. Cost 30k but we sourced and did everything else ourselves ie plastering, tiling, lights, plumbing etc.

Oh wow, prices have really shot up.
I live in a dormer bungalow and 10 years ago had the two bedrooms and bathroom ripped out, walls removed to extend into the loft space, added two extra 'pretty' dormers to the front, a full width dormer across the back and inside all the extra space created 3 bedrooms, much larger bathroom, dressing room and en suite.
We paid 20k.

In 2022 we extended out 2m along the sidewall of our house, so approx 2x7m. Including kitchen and downstairs loo costs it came to £90k. I think prices have gone up since then.

East Midlands, and that was what our rather excellent architect advised 2 years ago....

33k in Southern England but I am separately sourcing electrician and floor fitter, and my son is a bricklayer so he is doing the brick/brickwork with me buying those materials. Allowing 40k for everything and contingency.

Ours would have been at least £100k 😭 had to settle for a refurb in the end. We’re in London. Part of the problem is the rise in cost of building materials.

Building materials went up a huge amount in 2021/22 as a result of covid, Brexit and the war in Ukraine. They haven’t really come down again (but they have stabilised, which is something). The living wage has also increased to reflect inflation and the cost of living increases, plus employers are paying significantly more NI on staff wages. All of this is being reflected in build prices 🤷🏻‍♀️

I’m in the East Midlands and had mine done five years ago. It was 3m x 5m. £65k plus vat. That was just for the building itself so had to add flooring, kitchen, decoration etc on top.
