Anyone else’s landlord selling up right before Christmas??

hi just need a bit of advice really or even just to know im not the only one 😢
got a message last night from landlord saying hes selling the house and estate agent will be in touch about viewings. i honestly just sat and cried when i read it. ive been here 4 years its not posh or anything but its home for me and the kids and im 30 weeks pregnant so its just awful timing.

i messaged back asking if he’d give me more time but he said depends how fast it sells. i rang the council this morning and they just said “you’ll need to wait until you get an eviction notice” which could be right before christmas?? how is that even fair.

ive looked on rightmove and theres literally nothing in my price range nearby. i dont drive so i need to stay near the schools. even the tiny flats are like double what i pay now. i just feel sick thinking about packing up with 4 kids and a newborn due in january.

ex has said he “cant help right now” because hes sorting his own place out 🙄 so it’s basically all on me again. ive been trying to keep things normal for the kids but i just keep crying when they’ve gone to bed.

has anyone been through this? will the council actually help once i get the notice or are we basically on our own? i just dont know what to do anymore. sorry if this doesnt make sense im shattered.

Section 21 will give you two months, but with them having to take you to court to evict you it could be anything up to a year. A lot of landlords are doing this so there will be a long wait so realistically you do have a lot of time to find another place.
also many people will not want to buy a house with a tenant there, so he might not be able to sell.

This. Been through it myself.

Right now loads of landlords are selling up due to new rule changes coming in. I imagine there will be a lot for the courts to get through.

Are you on any benefits yourself? UC?

No, I live in London, single mum, earn 70k, too much for CB, too little for help and am stuck as I can't leave as I would get no help.

When I was looking, if I saw with Tennant. In sitting, i skipped over it.

However a landlord might buy and let you stay. who knows. You need to ask him to set you off being evicted though. To get social housing.

I'm sorry times are tough for you right now, but that is nothing to do with the OP. If you were to lose your job or your home, how would you feel if childfree people were asking if your children have the same dad or asking you why you had more than one? Our futures are not guarenteed, it is a risk to have any number of children. It's not like OP can send any back!

My family will be paying much more tax than you, so if OP can get a council home (which BTW are not free!) I don't mind our taxes subbing her.

The responses on this thread sums up why there’s no point being a landlord in the Uk - sadly, it’s a vicious cycle when landlords like OP’s then get fed up and then sell up…

It's prob why he is selling.

But part of being a landlord is dealing with tenants and if you can't hack it better to leave it to the professionals.

Isekaied · 07/11/2025 14:49

But anyway Op that is absolutely horrible news.

But just wanted to assure you- you won't be evicted before Christmas.

It may not be about me, but it is about me and the likes of me paying for other people to enjoy things we can't afford because we don't want to lumber others with our costs.

It is really sad to people swallowing this rhetoric that is designed to make ordinary people turn against each other.

OP, as others said you won't have to leave before Christmas.

Maersk · 07/11/2025 15:03

So sorry that this is happening to you. It must be extraordinarily stressful.

First, do not worry about having to leave before Christmas. This will not happen.
Assuming the LL has served a S21 properly and that other paper work is in order (Gas, Electrical Safety, Deposit protected, Renters Rights etc) you have two months before the S21 comes into force. You do not then have to leave. LL must go to Court (long backlog - c 3 months) and obtain an eviction order. This will give you another month. Do not leave. LL must then return to court (delay) and get another eviction order - another one month delay. So conservatively you have 8 months probably more. Carry on paying the rent.

You do not have to cooperate with the Estate Agent. So LL has little or no chance of selling the property with you in it - unless selling to another LL who may wish to continue the tenancy. Have you spoken to the LL about this?

This is a dismal situation all round. LL may have pressing reasons to sell. Or s/he may be concerned about the new RR legislation making it even harder to end a tenancy.

Blame successive governments for selling off council properties, not building any new ones and allowing over a million extra households into the country.

5 kids without means to support them isn't me swallowing the rhetoric. Who do you think should pay for schooling/ healthcare/ dental care/ homing... 5 kids is a lot and it isn't something others should have to finance!

I am happy to finance other people's children and to do so through paying tax. They are here, they are the future and it is in everyone's interests for them to grow up healthy, happy and secure.

Boredinthecity · 07/11/2025 15:51

Lovely. Good for you. I am also happy to share wealth, within reason. 5 kids if you can't house them isn't, in my opinion, within reason.

The tax you are paying on your current income isn’t personally funding the OP and her DC so I wouldn’t lose any sleep over that. You also have no idea if she works or how much tax she pays.

I earn more than twice your salary, pay 45% higher income tax and have no issue whatsoever ‘funding’ people caught in the situation the OP finds herself in. Do you think she shouldn’t get help just because she has more than 2 children? Her children should just go hungry and without a roof over their head because she has too many (in your opinion)?

Single parents claiming benefits are not the reason you are in an unsatisfactory financial situation - you really need to direct your ire elsewhere

that is mean and unnecessary.
Plenty of people don't have children, and yet their taxes pay for your children to go to school.

OP first rule is Don't panic. Next rule is sit tight.

Maddyjo · 07/11/2025 16:21

Don’t worry it takes months for a house to sell solicitors are so slow then if a chain involved it can fall through loads of landlords are selling up. That means it’s a buyers market and can knock the price down. Stay put until the bailiffs come or council won’t house u even temporary good luck

LupaMoonhowl · 07/11/2025 16:37

I can’t believe this is real!
4 kids and one on the way - how big is this property?
And what landlord would have actually rented to this sort of set up 😂😂

That’s exactly what he’s trying to do… leave it to the professionals!

meanwhile lots of people on this thread are encouraging her to be uncooperative so that he can’t tell his house!
