Renters' Rights Questiion re pets

We are in a private rental.and have a rescue cat. We have pet insurance for her. We of course asked our landlady before we got her and she said at the time that yes, it was OK but that we would have to pay £25 a month extra for the "privilege."
Now the new Renters' Rights Act is coming into force, does this still apply? I have always felt it is unfair.

When we rented with cats we paid an extra deposit. Tbh I was happy to do that in case there was any damage (there wasn’t) . It might be worth asking if you can add to the deposit rather than higher rent but not sure what the usual arrangements are these days.

Deposits are a set amount based on monthly rent now.

OP... my understanding is theyarent allowed to charge more than the advertised rent. But they could just raise the rent anyway along as its reflective of local market.

I think that's a bit grabby from the LL tbh. We rent out my old flat and the only thing we had added to the agreement was that any damage caused by pets would be made good by the tenant.

She was buying 2 labrador puppies so felt that was fair.....

As it happens, one of them ate through the bannister spindle when she left them alone for however long. We felt it was fair enough to ask her to pay for the joiner for that, but otherwise we have basically considered it fair wear and tear.

Thanks all. We've been here over two years so deposit paid ages ago. The cat does absolutely no damage - she basically sleeps most of the day! Guess it's just another draw back to renting but no choice as can't afford to buy on our salaries 😞
