End of tenancy advice… rant

Well first of I’m going to rant my pillock
of a husband (who I will say in advance is far to nice for his own good and generally an all round legend) decided to guarantor for a relative… silly error in his part and has almost cost us our relationship thanks to him then moving said relative in!! But that’s another story…

We are about to be hit with a big bill for the move
out fees basically and I’m absolutely Terrified and probably over thinking it the estate agent says it will be a full clear out, deep clean incl appliances and garden bits. Guess I wondered if anyone had any experience of what we might be expecting cost wise. Knows it’s a “bit of string” kind of amount but even just worst case scenario’s

Surely the worst case scenario is you lose the deposit which I assume you provided? As a renter you don't lose more than that, the guarantor is usually to cover missed rental payments.

Sadly not :( we’ve been advised we can also be responsible for legal fees, damage basically move out costs

Can you or the tenent take lots of photos and video after you/they have done a thorough clear out and clean up?

It sounds like the estate agent is thinking big charges, so may be trying to max the amount they get from you - if you have a video of the place it will be harder for them to claim that there's damage.

And remember that reasonable wear and tear is acceptable - you don't need to pay for the whole place to be repainted, that's on the landlord, but if unscrupulous they may try to load the cost onto you.

Unfortunately I have a feeling that a lot of their costs they are claiming are actually fairly reasonable, as I say this is a very very sore subject with what’s happened. As I say I’m probably asking how long string is just so angry am working 7 days a week long hours to cover this just wanted an idea a bit at rough costs before I make the choice to stay in this situation

I would say a rough estimate would be three times the deposit. But it really depends what they gave done. New kitchen, new bathroom re carpeting, could be tens of thousands plus legal fees if they were evicted, we can't possibly answer this.
