whether to buy or not

We have found our perfect house, perfect location that backs onto a wood. After we submitted our offer, we found out that a developer owns the wood and has put in for planning permission for a working warehouse whilst our conveyencing is going through. This planning permission has been turned down and is supported by the forestry commission. The working warehouse would back onto our garden. My worry is as its a developer that owns the wood (he has not maintained the wood at all), would it mean he keeps going until he succeeds, or is it worth the risk as it has been turned down. If at some point it is passed, it would mean noise, and you dont know what they would do in the warehouse, and the access would be directly next to our property.

No way. I would leave well alone. It would be hanging over your head the whole time.

The government is making planning permission easier, at least for houses. I would think it's quite likely there will be planning permission granted for something in the future. If the wood deteriorates more the forestry commission may not be so interested, are there any specific notable trees in the wood? If there are planning may get granted if the developer incorporates them in the design. Any chance of buying the wood as a local amenity?

the whole wood has TPOs, I think it would be great to buy the wood, but would the property developer sell it is another question, he bought it to develop at some point.
