Insurance policy help, I'm going mad trying to work it out can anyone help.

I need insurance for a commercial shop and flat

I'm going cross eyed trying to work out the schedules and what they won't pay

Is there anything in particular I need to be looking for , 2 million personal indemnity ?
Make sure building sum insured is correct on case of a rebuild.
Legal expenses but is there anything there I need to be aware of ..

Anything else ? Other pitfalls ? Is more expensive always better ? One Quote is 400 one 600.

I don't know why but I struggel with this so much.

You need to go to a broker. It can be a multi national broker with offices or a local broker but you need assistance with this one. Commercial policies do not have the same level of protections as consumer policies and will be much stricter in rejecting claims if anything is incorrect. Go to a broker, talk over your requirements and they will find something suitable.

It's making sure the quote is fit for purpose.

There are websites that can assist with rebuild cost.

Just plug the measurements into the calculator.

But you need to make sure your policy covers the commercial premises and the flat.

Most commercial policies won't cover a commercial premises and a flat under one policy so you would probably need two. This depends on ownership, self-containment, purpose etc.

Also, you have to make sure your policy actually covers the trade of the commercial premises. £2mil liability is on the low side but much better than £1mil.

Is your broker not one that advises?

If not sack them off and find one that offers advice. Honestly there are so many ins and outs of commercial insurance thay without giving us the full disclosure of your business it's impossible to give advice on a forum.

I've got two differnft quotes so would one insurance broker comment on the other ones offer ?

No, a broker that offers advice would do a whole of market sweep and tell which policies worked best for you. They'd also explain the various ins and outs. They might explain your two policies but unlikely if they're with insurers that they don't work with.

What do you need to look out for? How long is a piece of string! :)

Do you have customers on site? Do you e-trade? Have you considered loss of earnings? Do you have employees? Have you considered cyber security cover?

So.many.options.

Honestly, go get a broker that advises. Or talk to a business advisor if you have one but go get some proper advice on this. Once you've done it once you know what you're looking for the next time.
