Help me find a place to live that accessible to both London and Derby

Help please. Our budget is £400k. We need 3 beds, and to be within walking distance of a station.

We have family in Derby, but don't want to live in Derby as I want to stay in my job in London. I can wfh two days a week.

We want to live somewhere naice. I like the idea of somewhere with a pretty/historic town centre, and with somewhere with limited antisocial behaviour.

Where we live now is the kind of place where there's rubbish overflowing on the streets, drinkers in local parks, mopeds whizzing around at night, constant illegal parking. I want to get away from that kind of place.

Any idea please?

When I lived in Derby, quite a few people I know commuted on the train to London. Is that not an option for you?

I think otherwise good places for your budget would be Rugby or Leicester. Not "naice" though. Leamington Spa is but your budget is too low for that I think.

Combining walking distance to the station and "naice" with your budget is probably going to be tough tbh. Does it have to be walking distance?

HouseDilemmaHelp · 03/08/2025 16:26

Definitely not possible to commute from Derby @MaJoady. It's min 2.5 hours from Derby Station to my work place. So I'd be looking at 3 hours including getting from wherever we'd live in Derby to my workplace. That's not feasible 3 days a week, with a young family.

My family live in Derby and we live near London and often meet in Milton Keynes (Willen lake) as it’s easy for us both to get to. Maybe somewhere around there? Maybe otherwise Banbury area or Warwick?

DongDingBell · 03/08/2025 16:44

Stafford?
Litchfield?
Tamworth?
Leamington Spa?

Not meeting walking to station criteria, but commute from East Midlands Parkway?

I'd work backwards. Which London stations work best from the north? So, which lines are available to you? And where on those lines give you a short enough train journey and meet the price and are small enough to walk to the station requirements?

Cambridge?

Softpebbles · 03/08/2025 16:47

Grantham is just over an hour to London on the train, which is direct.

Stony Stratford, small pretty town on outskirts of MK. Train goes directly to Derby I think. Should get a 3 bed for that money.

Hoppinggreen · 03/08/2025 16:49

I was going to suggest Grantham as well

Derby is only 1.30 from st pancras and op says would be 1 hour from there so would be same for Kings cross.

I don't think anyone can advise somewhere sensible without knowing where the op needs to be in London.

Ineedanewsofa · 03/08/2025 16:55

How close to Derby do you want to be? Anywhere ‘naice’ along the M1 or A38 corridor will either be over budget or not have a station with a direct (or fast) train.
Some good suggestions above, I’ll add Coleshill which might work

LuckyNumberFive · 03/08/2025 16:58

London is huge... Where roughly do you work?

It's usually 90 mins from Derby to St Pancras so are you saying from there it's another hour to your work?

NotMeNoNo · 03/08/2025 16:58

Market Harborough is about an hour from London by train and just over that to drive from Derby. There are some direct trains too. Similarly Kettering, Bedford, Milton Keynes. The peak time train fares are pretty crippling though.

WorthyOpalZebra · 03/08/2025 16:59

Market Harborough might tick some of the boxes, it's got a great high street and trains to London in an hour. I can't comment on what it's like for children but my sister lives there and is definitely naice.

Jennywren8 · 03/08/2025 17:03

Warwick/Leamington are lovely places to live and lots of people commute to London

itsgettingweird · 03/08/2025 17:04

Northampton?

Northampton?

Yes was coming here to say this. I live here and have family close to derby and in London. I drive to both but the train is easy enough. You could get a four bed in my naice area - East Hunsbury. I’m a stones throw from the m1 and 10 mins from the station.

HouseDilemmaHelp · 03/08/2025 17:32

Thanks very much for all your suggestions. I will look into them all.

In answer to the question about my job location. It's south London. There's a train from London Bridge, takes about 15 mins. For work, I'd be better off moving to somewhere like Kent. But then we'd be far from family in Derby. It's a pity I like my job so much 😂
