Do land registry notify if someone pays to see who owns a property ?

Need to find something out but don’t want the person notified ? If I pay online to see land registry info do they get notified of the search ?

Actually, they will do if the property owner has signed up for that service. We have, and will be notified of any checks.

Legal ownership . Think that DM might have been persuaded to sign her house over to one of my siblings. They have all cut me off completely suddenly.

Ok thanks I might have to risk it as need to know I was hoping they wouldn’t know as I’d like to take advice depending on who owns the house

The vast majority of homeowners have not signed up for that, they wouldn’t even know it was possible. You’ll be fine op.

I've signed up to it and all solicitors who carry out conveyancing mention it in the completion letter. Btw it's a free government service that takes five mins to register for, you don't need a solicitor. You do have to have received your title deed though.

That would be horrific for you if true. I imagine your mum was mortgage free and you suspect the house has been signed over to them without your knowledge. Was there a will for both parents?

if it has only taken place recently, it may not show up on the land registry records yet. It can take a few months.

As others have said, it's an "extra" service that you can opt into to be notified when a search is made.
Please note that it's taking approx 18 months for title deeds at the Land Registry to be updated at the moment, so if it's a recent change it may not show up yet.

I used a separately created email address to register with the LR and a made up name for doing searches. I do have to use my real name when putting credit card details in, but that information isn't passed on.

It looks 9 months for us to receive our updated title deed

Looks as if the Land Registry timelines vary on the type of transaction. They are shorter if the property has changed hands i.e. been sold to a new owner than other changes.
Having said that, it depends on how long ago you think the change was made as to whether the information will be fully up to date.
