Realising house is too much for mum

Obvious stuff really but visiting my mum at the moment and have realised house is too much for her and she has neither the health nor the money to manage upkeep going forward. Not sure she has the health or the mindset to sell and move either even though this might be the most sensible thing.

It's a very odd feeling, kind of a combination of her mortality being very clear and then also how on earth do we move forward. She isn't well but also is quite tough so could live at least another five years.

Also she would only get 50% of proceeds if the house was sold due to divorce so this would need topping up, probably by another family member, so it's not a clear path and might not even be feasible.

Can't decide if it's best to just help her shore up the house and keep going or have the conversation about selling. I can't afford to spend anything on the house for her.

Do you have to sell? Can you explore other options like renting the property (If you can find the money to make it decent?) and mum moving in with a relative?
Tbh if she is only going to get 50% of the proceeds from a house that needs a lot doing the money won't last long paying for care, I think I would be keeping her at home as long as I possibly could.

Sorry, I know you mentioned you can't spend any money on the property but maybe someone else in the family could.

What age is your DM ?
Is the issue cleaning and ongoing maintenance or is it more structural issues ?
If it’s the former then I would say don’t push it for now. Make sure your DM is claiming any benefits she is entitled to, if she has any health issues she may be entitled to attendance allowance which would pay for a bit of cleaning and support.

What does she want to do as if she has no intention of moving then you just have her in situ. If more major work on house required could the owner of the other 50% pay towards it to maintain their investment in the property?
