Should the compensation offer be honoured? Housing Association issue

Hello just after some advice please.

I live in a rented housing association property.

Through no fault of my own and a catalogue of mistakes I have been left with a damaged bathroom and a bath/shower that is pretty much unusable. This has been ongoing to an extent since Nov but really bad since Jan.

I have had lots of miscommunication, tradesmen not turn up for appointments, wrong people sent (painter to look at a leak etc) basically errors the whole way.

So I have taken it to stage 2 complaint. The outcome of which was compensation of an amount and I was asked to sign and accept which I did.

They then sent a revised document and said oh we made a mistake (shocker) we are offering you a lesser amount sign and accept this.

I didn't sign that but the lesser amount was sent to my back despite me not signing to say I agreed to this outcome.

Are they obliged to give me the first amount?
To note they still haven't done any repairs yet that was also part of the response.

Any advice appreciated!

It's difficult to advise without seeing what you signed. But in any case I'd be careful to check whether accepting the amount they've already sent you could be taken as accepting the lower offer. Perhaps Citizens Advice or a legal helpline associated with any insurance/ bank accounts you have might be a good place to try next.

I'm sorry you're stuck with this, it sounds truly awful.

Thanks for replying Smile

The wording was basically I agree to accept x amount as a goodwill payment from y in regards to complaint z

They then sent an amount lower. But the revised document is unsigned by me.

Good advice on maybe taking legal/advice from citizen advice. Thank you. I don't want to appear money grabbing but I have had a real financial impact from all the issues so I did feel the first offer was fair and what i was sent not so much. Thanks again 😊

I rent from an HA too and they also seem to think you can be in all day every day to deal with their incompetence

Has it cost you in time off work? Has your employer told you your job is under threat because of it?

I recently had a new front door fitted to my flat. Suppossed to be a fire door which is suposed to self close. It doesnt yet my old one did. It has a gap underneath. The old one didnt.
The first door did what it was supposed to (self closed in four seconds) but i had a letter saying our tenancy agreement was under threat if we didnt let the "contractors" fit this new door.

Now when they do the next inspection it wont pass so they will be back and forth earning ££££££££ for each call out.

my late downstairs neighbour had a new kitchen put in in 2008. From start to finish it took NINE MONTHS They would come in for couple of hours do a bit then leave over and over ad infinitum

@CoasterChic so someone must have forged your signature on the second document

CoasterChic · 14/03/2025 08:34

They absolutely do think that you will just be available all day every day with no notice!

Sorry you've had issues too.

I didn't consider that my signature had been forged I just assumed that I signed for the higher amount and they've sent less. Hmm I will ask to see what they have on file. Thanks!

You need to make a SAR Subject access request.

Are you having to go elsewhere to bathe/shower?

If they offered compensation, they should stick to it—especially if you have it in writing. It’s not fair for them to change the terms after the fact. If they won’t honor it, definitely consider escalating the issue.
Hope you get a fair outcome soon! Want something more.
