Being gazumpted on dream property

I know it’s legal to do it but I’m so sad Sad

we offered just under asking price on our dream property that has been on the market over a year, the estate agent phoned yesterday to say another offer slightly higher has been accepted and it’s their final decision. I asked if we could offer higher and they said the vendors aren’t interested and just want to proceed and not waste any more time

am I wrong to think as our offer has been accepted we should have been given the chance to offer more before another has been accepted?!

I know this happens and I’m glad it’s happened now and not further down the line but I feel so angry

You’re not. They lucky they got any offers close after a year! They are assholes when you’ve paid for a survey.

If they are happy to have more offers tomorrow, they have accepted an offer at £350k which was asking price, what would people suggest we offer?

370 atleast. I would probably go 375 if you are comfortable with that.

It needs to be a final highest offer. No back and forth or pissing about.

It’s also not just about the seller. It needs to be high enough to make the gazumper back off.

If the gazumper comes back and goes over again then I would leave it.

You need to put the highest that is your final at the first go. Then let fate take its course and atleast you can sleep knowing you did your best and it wasnt meant to be.

I have to say I probably wouldn’t, you’re a dream buyer, and by offering them loads more for a house that has been on the market for a year you’re basically giving away your full advantage and paying over the odds. I’m sure a better house will come up soon, one in which they’ll be pleased to have a proceed buyer and you’ll get a good deal as a result.

Jesus I thought my current house buy was stressful. Your sellers are absolutely dicks for doing this to you. Scumbags they are. Surveys aren’t cheap I’d he asking them to pay for it. Offer the best you can go too if you really want this house but I think you’ll get into a bidding war sorry. Mine did it to me. When I viewed the house I’m buying the seller told me they’d had an offer for 10k under but would accept the asking. I obviously offered the asking and they accepted. The next day I got a call saying the other party had offered 5k more than me but if I could match it it was mine. Luckily I could but it’s left a sour patch for me.

Because that is how house buying works. They had an asking price and the buyer put in an offer. The seller accepted it- they could have gone back to the buyer and say no dice we only will take asking price only. I don’t think I’ve ever offer an asking price in my life and I don’t think when selling I’ve ever accepted an asking price offer. It is a negotiation. I would not assume because someone came in £5k lower they will muck me about later. The fact they were cash buyer and have already had the survey done tells me they are a brilliant buyer and I’d have stuck with them like glue.

I should also say we all have our top end budget which we absolutely don’t want to breach and that is where we offer but usually there is a tiny bit of wiggle room if we absolutely have to! Doesn’t mean you want to though.

Possibly the bonds have gone through another interest payment date, or the op got a pay rise, or she got a really nice Xmas present, or they sold one of their cars, or she got a taz refund.

We have more than that in the bank and live in a 250k property. It’s perfectly possible. The reason we have that much in the bank is because we live in such a cheap house I guess compared to what we could have afforded.

You are three weeks and a survey further on than the others. I guess maybe if the others don’t have a house to sell they might be more attractive. I know you’ve sold but their fear is your buyers might pull out?? Have your buyers sold or are they ftb? Maybe your vendors need reassurance about how committed your buyers are?

We can buy without selling our sales, so our house sale isn’t relevant and we aren’t in a chain. There would be no hold up on our end so I don’t know what the reluctance is about

I offered asking price to match the new offer (they didn’t tell me the new offer but gave me a clue)

I thought they would accept us over theirs with us being a cash buyer.
