Selling house nightmare following bereavement

It's all got too much. Today is the 3rd time we've had a second viewing. Not heard anything. It's difficult enough selling my childhood home but I feel like people are just viewing for a day out. It's costing money to keep the house. Oh I can't take it anymore 😭

Sorry you are going through this. Sounds incredibly stressful! Could you do one of those We Buy Any Homes type things just to get rid of it? You’ll not get as much as it’s worth though so depends if that would be a problem or not

It is a very difficult time. But could the estate agent show people around instead of doing it yourself? It may help with your emotions.
I hope someone puts an offer in soon.

Make sure the estate agent is only taking bookings from people available to proceed that should weed out some of the hobby viewers

If you aren't trying to achieve top price for the house you could use a house sale company who could manage the whole sale for you. They charge a larger commission than a standard estate agent but provide a wider service. I used a company called Move with us Home - Move With Us when selling a relatives house following their death. They were very efficient.

I'd also suggest that you tell your estate agents to do all viewings and you only want feedback if there is an offer.

Bless you, always a difficult and stressful time, especially as the house seems to have been in the family for a long time.

Hopefully the house is cleared and cleaned?? Blank canvas. Does it need a lot of work, if so price in the upgrades, and get it sold. Even if it goes to a developer, it will honestly be better to sell it sooner rather than later.

I'll leave the practical advice to others, but just wanted to say this sounds so hard..I dread the day I really do. Buying and selling is always stressful and very very rarely straightforward, remind yourself of that, you'll just have to grit your teeth and get through it but you will get through it ❤️

How much do you need the full value of this house?

If your estate agent is asking you to be there then change your agent.

In my area you often aren't allowed to even view without having written confirmation you are sold already. Even on new builds they won't show as being "sold" until you yourself has sold. Perhaps you could insist the estate agent is stricter about the circumstances of those that being shown around?
