nice areas in liverpool to buy

Hiya we wanna relocate to Liverpool from Birmingham . We need a 2/3 bed house . budget 200/250 k what areas shall i consider please?

Aigburth is lovely - great schools, Sefton Park, Lark Lane, fab transport links to the city centre.

what secondaries are good please? as i need to find something in a good school catchement area tx

If you want Liverpool a house in wavertree like off Grant Avenue the Field Roads would cost 250K. I'd you're looking for a garden be difficult on that budget. South Liverpool tends to have more affluent areas but North has Crosby which is nice.

I don't know the stats , but we've been here 18 years and never had a problem - except my bike was nicked once and when I put a note on the local Nextdoor app looking for it, someone offered me their old spare one, someone else (both strangers!) offered to do it up, and someone else drove me on their van to pick it up! I'm not a spiders but the people are great!

And boys or girls? If you don't have a religion then Belvedere academy (girls) has an excellent reputation (merited, imo - DD I. 6th form!), as does Liverpool College (mixed) - both heavily oversubscribed so entry by banded lottery, unless you get a music place. Liverpool Blue Coat school is a super selective grammar.

Good secondaries for boys: Calderstones (catchment is very small now though and houses v expensive in this area - 250k won’t touch the sides); St Hilda’s; St Edwards; St Margaret’s; Liverpool College, Bluecoat (grammar) and King David (Jewish and difficult to get into for secondary). Girls have slightly wider choice - particularly in the south of the city.

My tip would be stick to the south. North is very deprived on the whole (although Crosby is nice but not reeeeeaaaally Liverpool) with high crime. You might be priced out of the more affluent areas unless you’re willing to consider terraced or flat (Garston, Wavertree, Halewood & Hunts Cross are cheaper). The absolute nicest parts are a sort of mile radius spanning Woolton, Childwall, Calderstones & Mossley Hill. Aigburth is good but the Dingle is next to it so you have to be careful which bit. In all those areas you’re looking at >300k for a small 3 bed semi. Our large 3 bed semi is 500k and our neighbours’ is >£600 as they have extended.

I actually think prices are probably very similar to Birmingham in the more affluent parts like Solihull or Moseley in that you won’t get much for less than £400k and 4 beds / detached won’t give much change from a mil. I love Birmingham!

if SJB is your only option, it’s not a disaster, but there are much nicer schools in Liverpool. If you’re aiming to live in the south of the city it’s also a fair way off.

Garston is a good shout as it’s cheaper than more affluent areas but still fairly green and leafy

Agree with PP - stay away from North Liverpool, the schools are very poor for behaviour and therefore results.

how comes you love birmingham? it's a s hole everywhere ! and crime is unreal! stabbings everyday last was solihull last week ... i cant wait to leave !
