Hove with a 1.2 mill budget- Help

Really need some advice. To cut a very long story short, we are moving to Brighton. I have never visited but do know Eastbourne a little.
We are hoping to buy in Hove as I have heard it’s the more family, safer part of Brighton.
No school aged children.
Need to be within walking distance of the station (10 mins max)
Will be regularly travelling to Lewes by train.
Want to be close to cafes, shops, restaurants etc.
It’s complicated but I won’t be able to spend much time there before we buy.
Help, is Hove like it’s own town or village or is it just residential?
Where should I consider, or not consider?
Budget around 1.2, may be able to go to 1.4 but more comfortable a but lower.
I know this won’t go that far in Hove.

Any advice or suggestions please?

Yep i I agree - its non stop - avoid Nevil Road as well (despite the Waitrose)

IIm sorryit looks a great house but thats quite a way out of the Hove with the vibrant bars - it would take half an hour to walk to the beach ( I am aware I sound like a spoilt brat and its not even my property search🤣)

@Massiveaggressive you can be a spoilt brat on my behalf!
I know how awful it sounds, not being able to find a property that meets our needs with a decent budget.
Being close to amenities and station is number one on the list. Maybe our budget just doesn’t cut it 🤨

The thing with your budget and the being close to the station - as said previously by other posters - the housing stock by the stations generally isn’t gorgeous 1.2 million house 3 bed garden - its converted 1 and 2 bed flats - still nice but not what you want

No problem, I'm enjoying myself, it's like the best window shopping trip! (Especially cos all the things I should be doing are really, really unappealing 😬)
Am currently driving around randomly on Google streetview and have concluded that there are some lovely houses in Hove 😁
Must be so hard doing it remotely though, and house prices seem to be absolutely bonkers now 😮

You can get a nice 4 bedEdwardian terrace in Poets Corner (15 min walk to Hove Station) for about £750k look at Coleridge Street and around there or Stoneham Park at a pinch - Hove has lots of identical long rows of terraces -
For your budget the houses nearer the beach (other side of Church Road) are nice and probably about £1 million plus for Titan Road (one of my favorites) and Richardson Road next to it has a lovely parade of shops with organic grocer and a fab butcher

Ooh I like the Goldstone Crescent house, you'd be right by the park and in walking distance to the beach.

There's some lovely houses in the 5 ways/Preston Park area and you could get the train straight from London Road station to Lewes.

Comment re, last house - on its 'street view' it shows you would always have car lights shining in at night plus noise of acceleration as cars turn up rise and breaks as they come down!

Lewes has plenty going on, but it’s not brash like Brighton. Fabulous cinema, great pubs, lots of antique markets, nice cafés.
If I was under 35 and was not planning to have children I’d choose Brighton. If I was looking to build a community around me and somewhere I’d bring up children I’d choose Lewes.
Brighton just smells of weed everywhere. I do love it, I went to Art College there and brought up my first child until she was 3. But I wouldn’t really want to live there now. It’s great to visit.

Maybe a deal could be done ? Maybe not...

But you'd save a fortune on train fares being in Lewes, there's lovely shops, cafes pubs and restaurants and is quite unique in its 'vibe' - not conservative, largely Lib Dem history and bonfire night is phenomenal.

I grew up in Lewes and lived in Brighton for a while and I've worked there for years. It's grubby and expensive and full of hen dos. Great restaurants but there's a big rich poor divide (to be fair though Lewes is just rich though) I couldn't afford to bring up my children in either Lewes or Brighton but wouldn't consider Brighton and could only aspire to Lewes.

Wow I'm jealous - we just spent two weeks in Hove house-sitting. It's Brighton overspill as far as I can tell, tonnes of gorgeous cafes and restaurants. Great quality of life. Not what you're asking but wanted to share!
