Would you rather have a downstairs toilet or laundry room?

As above, we have a downstairs toilet that nobody has used in well over a year because the seat is broken and has proved impossible to replace due to its awkward shape and internal fixings.

We haven’t really missed it, so have been toying with the idea of turning it into an all-in-one laundry cupboard, as our washing machine and tumble dryer are in separate areas of the house, but we are worried about resale value if we completely scrap the toilet. There are two other toilets in the house, so we feel three is probably a bit excessive (3-bed house).

So, which would you rather have?

Hmm. I have both but I don’t know which I’d rather pick.

I’d probably go for the downstairs toilet as it saves guests from having to go upstairs. I rarely use it myself.

Since you have two other toilets, I'd go for laundry room.
If you just had one other, I'd say downstairs loo.

If at all possible I'd have both, together, tumble on top of washing machine and loo next to it with a sink combined into the loo if necessary (they do sell these)
Failing that I'd personally have a toilet but my knees are bad so would hate to go upstairs every time I needed the loo

Where are the other 2 toilets? Any ensuite? Frankly, if you don't use it currently, you should make the house work better for you unless you intend to sell imminently.

Will it affect resale? Possibly. But if it can be easily reinstated by a new owner, it probably wouldn't put anyone off - unless they immediately dismissed enquiring about the house due to the floorplan showing no downstairs WC.

I’d have both if I could, but the room is a bit like the Chokey, so only room for it to serve a single purpose!

Laundry room for me. I've only ever lived in two houses with a downstairs loo, my current house doesn't have one. I don't get the fuss at all, I don't miss it.
A laundry room on the other hand, that I would love.

We turned the downstairs toilet (very cold and didn’t really get used that much) into a room for washing machine and shelves (so a sort of pantry). We have two bathrooms upstairs (neither en-suite) and we get much better use out of it this way.

I'm in my early 50s and although small children are no longer an issue, I do have elderly parents and in laws, as well as piano pupils and their parents coming in and out. I would 100% keep a downstairs loo personally, although I'd also love a laundry room tbh!

Laundry room, which is what we have downstairs. We also only have one toilet in the whole house and we manage.

Are your other 2 toilets both upstairs?

If so, I'd be inclined to keep the downstairs loo (for guests, so no need to tidy upstairs 😆)
and convert one of the upstairs one into a laundry room if you so wish.

One en-suite, the other is the main bathroom which is about 10 seconds further to walk than the downstairs WC. At the top of the stairs so guests don’t have to wander too far to find a loo!

Could easily be reinstated, our builder reckons he could have it done in a day and a half as there’s already a connected water supply.

I'd have the downstairs loo. When I have guests I don't want them traipsing around upstairs. Also I have osteoarthritis in my knees so going upstairs is laborious and painful.

I would get the builder to rip out the old toilet and put a brand new one in.

Depends. If I had lots of visitors then it would be downstairs loo as I hate visitors going upstairs to use the loo.

Laundry room. We do have a downstairs toilet but it's barely used. Utility room is glorious though! Assuming you are going to live there a while, go with what improves your family's life, not what a future potential buyer might want.

Downstairs loo every time. And you could potentially have both as others have said... but yes for visitors, for small children, for having a handwashing space, and for older people.

As you have two other toilets I'd make it into a laundry room.

I'm moving to a new house the one thing I'm going to miss is the lootility. The washing machine is in there, a little dehumidifier, storage and an airer that's attached to the wall. Game changer and I'm gutted my new house won't have something similar.

In fairness, we are likely to be in this house for a good 5-10 years as only just expecting our first baby, so resale value is just a thought at the moment.

The washing machine is currently in a really stupid place (cupboard under the stairs, towards the back!) so you have to crouch to get to it, which is the biggest pain in the arse, especially at 7 months pregnant Grin I think I would probably thank myself for moving it into its own room especially when I have a young child, with a condenser dryer stacked on top. Just having niggling thoughts about selling the house in years to come!
