Hi everyone,
I'm sorry if this is an obvious question but I've never rented before so I'm unsure.
Our new landlord is asking for a deposit and 1 months rent upfront (which is fine) but she also wants a months rent the day we move in (which is a week on Wednesday), is this normal?

Again, never rented before but my dad doesn't think this is normal, but he hasn't rented privately in a long time..

What is the month's rent upfront for then? Is it to be the last month's rent for when you give notice? It can't actually be the first month's rent if you're also due to pay when you move in (actually the first month's rent)?

I'm renting but like your dad, haven't had to pay a month's (or many months') rent upfront except in the typical sense that rent is paid for the month ahead.

Normally it's a months deposit which must be held in a proper deposit scheme. This will get reimbursed to you when you move out (as long as no damage etc). Then you pay one month rent the day your lease starts. Are you saying she wants another months rent on top? That is not normal.
Please make sure there is an inventory - this lists what is in the property as well as condition WITH PHOTOS! Your landlord or agent should go through this with you at the property and you both sign it and you get a copy. This is key - it prices the condition of the property when you took possession. They must also supply gas certificate and other paperwork.

Hi, from what I understand of the agreement, she wants an extra month the day we move in but we are double checking with her tomorrow.

The place is furnished so definitely going to get a list and take photos when we sign everything to ensure they don't try do us over

Hi everyone, just looking for some advice. Long story short we were renting a property for over 6 years, during this time several issues including mould in each room, plumbing and electrical issues etc and even them trying to breach our contract by giving us a week before they wanted to up the rent by 200 and ask for 355 on top of the current deposit! through the years the landlord was down as A female name, yet we were never given any email address or contact details for her, yet only for her son who seemed to be managing this for her, although trying to get a hold of him was also a nightmare and we would wait at least a week at a time before hearing back, even in emergencies! . I just wanted to check if it is a legal thing for him to have acted on her behalf the whole time? after years of issues we finally decided to move out because despite professionals advising them to sort the property out it fell on death ears. personally i think they want to sell it, because it needs so much repair and redecoration due to the age which was documented in the check out report. 2 weeks and we have still not heard further from them so ive started the return process myself otherwise we could wait another 2 months as thats what we have been dealing with. Any advice is most welcome, just want to close the chapter on what we have been through. x tia
