Housing association consideration/nominated

Hello,
bit of a long shot but looking for some advice!
I applied to be on the housing register in April, sent in all documents. Advised I would hear by 31st of July to see if I was going to be accepted or not. August 16th I heard back from them and had to send in even more documents. 3 days a go I got a call to say I’ve been nominated for a property, to my absolute shock as at that time I wasn’t even on the system yet. Last night I got an email to clarify I’ve been accepted but they had put me on Band C which I had appealed. Today I got a phone call from HA about said nominated property they gave me the address, a run down about everything, how much I would be paying etc. They sent me another application to fill out, send in ID/NI and rent statements, I had done all of that and sent it in straight away. I got a call a few hours later asking me to provide landlord details for a reference which I have done. Is this a good sign that I’ve been nominated/considered/accepted? I’m on tender hooks right now as all in I’ve been trying to get a place for me and my son for so long now.
is this too good to be true or is this all good signs they’re getting references and making me fill out an application for this house? As I had to do some sort of telephone interview too.
sorry for the ramble but yeah, any thoughts, advice/ your experience etc will be gratefully appreciated 🙏🏼

It's yours. Sounds like a direct let if you didn't bid on anything. They'll have only offered it to one person, you. So unless there's skeletons in your closet disqualifying you from being housed by them, it's all just a formality. Congratulations 🎈💛 🎊

Yeah that’s what I’ve been thinking but seems too good to be true. Considering I’ve heard nothing from the council about my application to getting nominated for a property, the next day I’ve been accepted on the list and to start bidding, today actually going through everything about the house and all the documents and references, just seems crazy??😭 I hope I don’t have any hidden skeletons though!🫢 Thanks lovely, I appreciate your reply and thank you for congratulating me! Fingers crossed 🤞🏼 💞x

They are incompetent twats. Whoever is in charge of your case has found you a property. Whoever is in charge of admin is slow AF. The pair of them probably haven't talked to each other.

Are you homeless? The other possibility is this is temporary accommodation they've found for you and not permanent. Sometimes temporary is a self contained flat, complete with tenancy agreement and everything.

Either way, do not delete your application. At some point in the future you may need a different property. Don't remove yourself from the housing list once you're on it. If you don't currently need to bid on anything then just don't bid. If at any point your circumstances change you can update your details.

Hi,
thank you for your response!
Yeah you’re not wrong on that one! They really are. But I agree they definitely did pair it up or match it up.
No I’m not homeless, I was put on band c but I believe it was an admin error & appealed that decision but during and after that I was offered a property.
it’s a 2 bedroom new build, it was a short hold tenancy at first then after x amount of time it will be a life tenancy basically!
Theyve told me the rent price, sent me a house spec, they’ve gave me said address off the house too.
Once she called up and told me about it she had sent an email then I had to do another application to send back to her and a few hours later I had to give her my landlord reference.
For context though me and my 9 year old son share a bad in a studio flat, drawers and wardrobe. Our location is awful as we are in the middle of town, we’ve gone from my parents from sharing a bed to here for sharing a bed. X

Hope it doesn't take long to get in once you're officially allocated it and have a tenancy agreement. Have you seen it inside yet? Sometimes they allocate them before they're actually ready then you have a wait until the void team can get in there to deal with whatever needs dealing with before you can move in. That always takes longer than it should because they prioritize repairs to tenanted property above repairs to void property, so you're left in limbo with an allocated property you can't use yet.

The assured shorthold tenancy is just to check you're not going to be an antisocial menace. Once you've got an assured ("lifetime") tenancy it's very very difficult for them to kick you out. Social housing is last resort housing so if someone is evicted there's nowhere else for them to go, meaning behaviour to get evicted is very very bad and anything lesser is tolerated. So don't worry once the year's up you'll have it permanently (you don't sound like trouble!).

They keep a few properties back each week for direct lets and don't put those on the bidding list, the council give them to whoever they think should have it. Someone obviously took pity on you for being misallocated the wrong banding. Fingers crossed it won't be long until you can move in.

If you need furniture, assuming you're low income, apply to discretionary assistance fund for a grant to cover some of it and check out if there's any charities for homeless people in your area which may be able to help you with some essentials crockery/sofa etc for an admin fee. Other than that FB marketplace, Preloved, eBay, Gumtree and charity shops - British Heart Foundation sells reconditioned electrical goods eg washing machine as well as beds etc.

Hi,
thanks so much for your message it was really helpful!
Fortunately for me I’ve got the property! I’m viewing it and collecting keys on Monday. I’ve already signed the tenancy agreement which was given to me on Friday and the house is ready to move into straight away!
it’s been a whirlwind the last few days from not being accepted on the register yet after so long of waiting to being nominated for a property and offering it me two days later has been very crazy!

thank you for your advice about the discretionary fund! I did wonder what that was called!x

also the banding was inbetween. I was offered a property well had a phone call saying I’ve been nominated then the next day they had put me on the council list so it happened before I was even accepted.
not only the wrong banding but unfortunately the circumstances that me and my son have been through and currently going through.

thank you for your advice about the discretionary fund! I did wonder what that was called!x
