Any landlords about?

My letting agent contacted me today to tell me that my landlord wanted to get an EPC done in the property that I rent.

At first I thought nothing of it, but now I've googled it and I'm worried he may actually be getting it done so he can sell/rent out again. We've only been in the property for 12 months and we really like it here.

Am I wrong or are these to be done every now and then?

i’m landlord and just doing my EPC and dont think of selling my property. EPC its a must and we have to do it every 5 years i believe. So i dont think you landlord want to sell it, simply he just need to do the EPC

Is it definitely an EPC - we have a gas & electrical check every 12 months which would make sense if it was done just before your moved in?

A landlord should have a current EPC, EISC and GSC when renting out a property. The EPC lasts 10 years, EISC (electric safety) 5 years and Gas Safety needs doing every 12 months - so most likely just routine, just the EPC needs doing so infrequently it just seems out of the ordinary :)

Unless things have changed recently, an EPC needs to be renewed every ten years but if it runs out during a tenancy, it does not have to be renewed until that tenant moves out and the property is sold or re-let.
Chances are your LL is not aware of this or just likes to keep on top of things and it's not anything to worry about.
