Do you think this house is worth £1m?

I know a house is worth what someone is willing to pay but here is one ex local authority house that has just come on the market in an area I am familiar with. 2 bedrooms, 900 square feet of actual living space, (although they're trying to flog it as 1100 or even 1400) which is on a par with the price of LA mansions (in terms of price per square foot) and not hugely far off New York real estate. Seems bonkers. And it hasn't even been renovated!

Admittedly it is a very nice road in a fashionable part of London and the road also has some lovely Victorian double fronted properties which can sell at over £3m. But I doubt any council tenant would be able to buy that house now.

Wtf?! Is that a posh area or something? 😂

The house is rubbish and it needs a full refurb. Non existent garden too. They're having a laugh unless the area is top notch or something.

I paid £135,000 for a new three bedroom semi with garage and front and back gardens in a decent area in the NE. If I had a million quid I wouldn't be spending it on that linked monstrosity, but I know prices are ridiculously high in the SE and London.

My thoughts exactly! What is it with these London/ SE prices? Bloody ridiculous! It must be in a posh area??

PaulaPennyfeather · 14/08/2024 21:43

No way would I pay that much to live south of the river. My god.

selfesteemfan · 14/08/2024 21:53

@Cangar

Well actually it is if to stretch to a further point rather than the western tip, Hackney is pretty big. But sorry to have upset you. I hope you're ok.

mathanxiety · 14/08/2024 22:15

It's SW11 - so yes.

Loafbeginsat60 · 14/08/2024 22:34

It's awful and you have to park on the street!

I wouldn't buy that house for 100k let alone a mil

Didsomeonesaydogs · 14/08/2024 22:38

It doesn’t even have a downstairs loo!

Which proves my point even more. 30+ years ago, despite being just a '2 bed' it was still deemed expensive enough to be in the upper half of council tax bands.
A grotty studio flat in London costs about 300K, this is only about 3 times that. So is it surprising that this so expensive? Historically it has always been treated as a high end property, expensive enough compared to the rest , to be put in the higher band.
Why? I don't know
But that's how it is

Oh, I think I misread your post! I'm one of the tiny number of people on the thread who doesn't think the price sounds insane (obviously dependent on being someone who can afford to spend a million quid on a house, which I am very much not). I do live in a city with pretty high house prices though.

Yes clearly I’m the upset one here 😂

(and no it still isn’t)

selfesteemfan · 15/08/2024 10:47

I'm trying to understand your anger, Clanger. I hope your life gets happier.

Cangar · 15/08/2024 10:54

I genuinely have no idea what I’ve done to make you think I’m angry. I just read you saying Hackney was well over 10 miles from SW11 thought that sounded very wrong and checked it. I’m not even slightly annoyed. I don’t live in either place and have no reason to mind how far apart they are.

If it makes you feel better I was surprised at the distance and would have guessed at 5 or 6 miles.

Nap1983 · 15/08/2024 11:01

London prices are wild, 1million for a small standard home in bad condition. I honestly don't know how large a family income we would need to live the same standard of life we do in Scotland.

Lolaandbehold · 14/08/2024 20:47

Lol, which one, Wandsworth or Clapham? I’m thinking the latter because if it were Wandsworth, you’d be in Toast Rack territory and you can’t get a house there any more for less than about £5m.

Yep, the latter.
House prices are crazy but it's desirable (much more so than it was 20+ years ago)

Errr.. London: 80% who have cars "park on the street". Over half of us don't have cars - the joys of public transport (which I am very grateful for)

Oh, I shall, darling. I shall.

(For the avoidance of doubt, I’m being droll. And obnoxious, I suppose. The whole situation is a total clusterfuck. How THE HELL is that dump worth more than tuppence ha’penny? God knows what the answer is.)

sashh · 15/08/2024 22:22

The description lists it as having a first and second floor. We are not in the US.

Vettrianofan · 15/08/2024 22:29

That's equivalent of around £105,000 where I am .

InTheRainOnATrain · 15/08/2024 22:42

Loving some of the SW11 comments! I think it’s a bit too expensive for the amount of work needed but I reckon they’ll get 900.

GettingStuffed · 15/08/2024 22:52

A very similar house in a very nice part of Bristol is on sale for 600k but it's very nice inside

Londoners would say anything to defend how ripped off they get (mainly from foreigner investors driving prices up), while the sensible rest of the county wouldn't pay more than £220k, maybe 250 at a push.

Would we?!
Why do Londoners always get so hammered on these threads?! It's not our fault house prices are so high!

Wandsworth is the armpit of the universe. It’s where I go through when I’m trying to go somewhere else.

No. That’s mad.

Wandsworth is great!

I think people commenting on this thread about prices being £250k for similar properties in other parts of the country forget that London is the capital. It would be exactly the same in say Paris or similar. If you live in a capital city it commands higher prices it’s just a fact of life.
