Tricky to explain but I'm in a new flat that was part of a building it's all separate now and I need to create a new address.
Actually it's been OK till now because the post is fine but the address is say 170 Newport Lane and that covers two flats now.

Does anyone know about the process and costs please

Did you separate the properties? I'd have thought it would be part of the Planning Permission

Heathbear · 06/08/2024 16:54

Do you pay separate council tax?

BeeCucumber · 06/08/2024 16:55

Do you have separate doors? Separate letter boxes?

BobbyBiscuits · 06/08/2024 16:57

Can you not just unofficially call yourselves flat 1 or 2, or top floor/ground floor.
If the post comes with just your name then surely the neighbours know it's not for them, and vice versa? I do know that each address is a postal address file with royal mail, so you might need to contact them to officially register it as two separate addresses?

Another2Cats · 06/08/2024 16:57

You contact the part of your council that is responsible for new addresses. If you google something like "XXX Council Street Naming and Numbering" you will find it.

The local council are responsible for giving your new property a street number (or name) and they will also inform Royal Mail who will then give your new house a post code.

They will also inform other council departments such as Council Tax, Electoral Registration, Building Control, Waste Management etc. so that everybody knows that there is a new dwelling.

They will also notify the Land Registry of what number they have given the new property so that when anyone looks for the title they will be able to find it.

Puppylucky · 06/08/2024 16:57

We had to do this when we bought a flat in a converted building. It's nothing to do with planning permission it's the Royal Mail who need to change their records- have a look on their site. The change should also have been recorded on the Land Registry.

It varies on the local authority if you are in England, as I remember there is a charge for "vanity addresses" such as adding a house name when it has a number and street name already.

If you contact the street naming and numbering department at your local council they will walk you through it.

It is a statutory function in order for emergency services to accurately locate your property, so the costs should be either free or minimal as a resident (usually the developer is charged as part of the planning process on larger estates, sometimes the ball gets dropped on smaller sub divisions where the entrance is split on different streets).

we live in a mews with completely random flat numbering (think no3-upstairs next to no7 next to no5b). we asked the postoffice if all the flats could be renumbered at a-b-c etc. they said yes if everyone agreed and filled in some form to request a change. unfortunately, one family didn't agree so the change has never been done.

Royalmail100 · 06/08/2024 17:05

Does anyone know the cost?

If you google your own Council it should tell you. For the council where I live the cost is £80.

But I'm a bit surprised here. This is normally something that the developer does. Are you the person that split the property in two?

If not, and you are simply living there, then that really should have been done before you moved in by whoever split the property into two dwellings.

Another2Cats · 06/08/2024 17:17

Sorry, just to add, with the entrance round the back thing, I've seen something similar (well, it was round the side).

It was a Victorian semi that had been turned into two flats. The front door went to the upstairs flat and what had been just a side door was turned into the entrance for the ground floor flat.

The upstairs flat that used the front door retained the original number eg 80 and the ground floor flat using the former side door became eg 80A

The ground floor flat then had one of those stand alone post boxes fixed to the wall of the house and also a sign sort of saying "80A around the corner"

You have to make sure this is all done properly for land charges and council tax purposes as well as all the practical things which first come to mind. As a PP has said, contact street naming and numbering at your local authority so it can all be sorted out. If it’s not genuinely two flats but an HMO there are different rules and even different planning rules which apply, so it’s important to get everything registered correctly,

Royalmail100 · 06/08/2024 17:27

Definitely two flats.
Council tax is already seperate paid.

Amazing help thank you all so much.

@Another2Cats how did they seperate utilities do you know, electricity, water, gas etc

OP posts:
Another2Cats · 06/08/2024 17:48

You need to contact each utility provider and inform them that there are now two separate dwellings and they will arrange for new meters etc to be installed.

This is exactly what happened with us - but much more clearly explained - we went from 129 x road to 1a x place
