Ending a tenancy early

Hi all

We have found a house we would like to move to but would mean breaking the tenancy early.

However, we will need a landlords reference. But we don't want to give notice and let the landlord know we are moving unless we are 100% sure we have the house.

That's more a worry. I know I will have to ask and so he will know we want yo leave.

So can I ask for the referenc but not officially give notice until we know we have the other property. I know I will have to pay rent etc until it is Re let. It will be relet very easily as not many houses available at the moment.

But now, what I'm wandering is. Can the landlord not agree to release us early. We would still leave if he doesn't agree. So we would have to oay the rent. But can he then Re let it when we leave and still charge us rent at the same time as he refused to end the contract?

Sorry. This might be a stupid question!

If you have a 12 month contract then your LL is under no obligation to release you early and you may be liable for the rent until the end of term and any other costs caused by you leaving early.
He can't re - let it if your contract is still in force .
Did you ask this last week or was it someone else?

No wasn't me thank you.

I know I would have to pay until the end if he doesn't agree. But he's quite greedy. So I wandered if he could merrily take my money and still re let it as I would have moved out.

How much longer is your contract? Is there not a break clause in there? There's usually one at 6m.

Can you offer to find him new tenants? Maybe offer to pay the cost of letting agency fees to do so

Thank you. We have been here 4 years. But we are on a 2 year tenancy at a time. It doesn't end until march

Break clauses are becoming less common now as it costs LL's money to get a new Tenant in.
I negotiate around 1 Tenancy Agreement each week and I haven't had a break clause in a while, only 1 this year in fact depsite me being obliged to ask for one by the company I work for.
OP, the property is your home with all the legal protection the law gives you until it ends either as per the Tenancy agreement or by mutual agreement (get it in writing)

He can't kick you out for asking for a reference. It's you home until March
You can negotiate with him to end the contract early. I suggest you come with options to make it more palatable like offering to find new tenants or pay agent fees
If he won't end the contract you are liable to pay. He can't ask you to pay if he gets new tenants before your contract is up.

@deviantfeline that's a good idea. I would be happy to pay the fees. To be honest it will go within days. Rented properties are very few here and it's next door to a primary school.
