Fair division of rent in student house with different sized rooms?

This is a Victorian terraced house with 3 double bedrooms upstairs, 1 box room, and 1 double bedroom on the ground floor (it would be the front living room in a traditional family living arrangement).

What percentage of rent do you think is fair for each room?

Just to recap - 3 double bedrooms upstairs, 1 double bedroom downstairs, 1 box room.

the doubles pay the same. The box room a bit less.

Agree. Box rooms should be massively discounted compared to the double.

This should be decided before the students sign the lease, along with who gets which room.
Unless someone is really keen to have the smaller (cheaper to f that's what they decide) room, it should be decided by drawing straws.

We all paid the same when I was at Uni, names out of a hat and the hope you'd get a decent bedroom. I got the box room two years on the trot! 😳

All equal but box room gets to eat everyone else's food in the fridge and take too long in the shower.

Ideally you'd have four students sharing and each paying equal for the four doubles, leave the box room empty.

Otherwise the person with the box room pays a third less.

Is there no shared living space? Just use of the bathroom, kitchen etc? I'd say about 60-65% of the cost of a double for the box room.

20 years ago when I was a student we all signed up to pay exactly the same, and it was just luck of the draw who got which room...

Is there a bathroom on the ground floor? Presuming not, I'd go:

23+23+23+18+13

If there is a bathroom:
22% for the upstairs bedrooms, 20% downstairs double, 14% box.

I lived in a 6 bed flat at uni. Some rooms massive doubles, some tiny singles. We all paid the same. Luck of the draw!

I'm my DD's flat they all pay the same and picked names from a hat to choose the rooms.

I agree that it's not something for the parents to be involved in.

How we resolved it was to look at the total rent & 'bid' on each room.

So say £2000pm in total - Anna is happy to take the crappy box room but wants to pay only £300.

Bob is willing to pay £500 for the nicest, biggest double. Claire & Dave each agree £425 for the other first floor doubles, & Emma gets the downstairs front room for £350 because it's noisy & on the street & next to the communal kitchen.

If people couldn't agree on who went where, we would first allocate 'fair' rents to each room & then pull them out of a hat.

This was the same set up at my DD's 2nd year house share.The rent was £2000 PCM. I think the split was 4 X £410 and the box room was £360. They agreed the prices before they drew lots to see which rooms they got, so there could be no argument afterwards.

My uni houses in 1999 and 2001 - we all paid the same and drew lots for the rooms. In the earlier year I had the crappy single room on the ground floor, in the later year I had a double room on the first floor. That was when students were poor though and we all would’ve preferred a smaller room if we paid less.

We all paid pretty much the same - although we rounded it, so instead of paying say 333 each, we paid 320, 340, 340 sort of thing. Whoever got the crapest room last year got first pick next time.
By the time you factor in the shared space as well the actual difference is small - especially if bills are included.
