Does a regulated tenancy offer any protection?

My lovely annoying neighbour after 40 years renting on a regulated tenancy has been told her flat which is in a shocking state of disrepair is being sold as her landlord has died. I feel for her desparately but I can’t get too involved as I have my own health issues I need to fight. Her useless son lives with her and has said he will get a flat share. My neighbour seems to think her kind of tenancy and the fact that she’s still paying 1980’s rent protects her. Does anyone know?

Strongly suggest she contacts Shelter for advice.

Yes and help the aged as well. The place is in such a bad state I doubt it’s going to be an overnight sale also the leasehold hardly has any years on it.

Theoretically it gets sold with her in situ. She's in a good protected position, regardless of how rundown the property is. Her rent is protected in that it can only rise slowly in increments.
Very difficult to evict a regulated tenancy and the useless son may be entitled to succession. She needs proper advice, and to expect that a new owner will want to ensure their investment doesn't fall down from neglect.

I’ll tell her not to worry too much. This is the neighbour I was complaining about only last week as she’s so reliant on me to do all her emails and stuff and use my phone and I was told to step back which I actively have but I would hate to lose her plus inherit her two cats! However she has never worked a day in her life and is always quite smug about the contract she has so I’m hoping she will fight for the roof over her head and get somewhere as it must be your worse nightmare in your 70’s. Thanks for your input I will pass on. The. I can have chemo with a clear head on Friday and hopefully shut my door for the weekend with no stress.
