Door knocking for house sale

our house currently listed on right-move with brick and mortar agents, been reduced and quite a few viewings - hopefully priced right now.

Last evening a fellow came knocking and DH realised he’s the bloke from 4 houses down the road introducing himself and asking if we are still looking for a sale. He’s currently renting a much smaller house and has been asking landlord to buy who’s refused. Says he’s got decision in principle and whilst our previous listed price was too high the reduction makes it doable and asks whether we’d like to go private or through agent.

we have told him to book a viewing through agent. Mainly because - 1) we are under contract with agent 2) we both work FT and haven’t got the time or energy or knowledge to chase private sales and also he hasnt exactly made an offer!

does anyone know if this is the right way to go? Or should we somehow try to bypass agent fees (I don’t think the contract allows that).but all that feels so messy

The agent (if they're any good) does all the due diligence like checking they have the funds and can indeed buy the house. Then they keep the sale on track. We had a good agent who definitely earned their crust.

Go through the agent. Anything else is too messy.

Check your contract with the agent too. You may find you are liable for fees during the contract period anyway, even if the sale is private.

When we were selling we had to sign a form to say who was already interested and agreeing that if we sold to anyone else then we’d have to pay estate agent fees. You probably did similar (even if you had no one to list) so fees would be payable in that case.

Yeah so exactly as we thought - good to see everyone agrees. Let’s see if this person approaches agent for viewing and really offers …

It would be difficult/impossible to prove he didn't see the house for sale on the EAs web site or in a local paper, so you would still probably be liable for the EAs fees. I would just go through the EA, you could cheekily ask for a discount for finding the buyer if he does buy it.
