ADVICE on Property offer and estate agents pushing us to accept [Title edited by MNHQ at OP's request]

When we initially discussed the property's market value with estate agents, they recommended listing it between £300,000 and £325,000.

We've had an offer for £295,000 which we rejected as we had loads of viewings booked and wanted to see what came of them,...same person (property developer) has come back with £300,000.

Estate agent knows we need to get as much as possible for the property (reasons I wont go into) but is pushing us to accept.

Given that this offer is at the bottom of what they suggested, we would be keen to maximise the sale price. Estate agent I understand needs to secure the sale etc but we still would like a little more as and Im trying to work out how to word and what our bottom line offer we would accept would be ... Im thinking £305,000 but do we go back with say £307,000 hoping they come back with £305,000?

Any advice would be much appreciated

The estate agent is working for you, you direct them and they may be pressurising you to ensure they get their commission sooner rather than later. Tell them what you need and get them to work for their money! We had this and I made it very clear that they were there to get us the best price and that meant working to get viewers and not thinking that we'd sell to the first offer! They tried to get us to sell for £20k less than the asking, we sold for £4k less!!

What do you want to sell it for? I'd tell them that's what you expect. They work for you. You have more viewings lined up. Personally, I'd never accept an offer with ongoing interest in the property. Let the offer sit there and let others view it. I would be a bit suspicious personally that 'property developer' is a mate hoping for mates rates.

Thanks for the advice. The property needs a lot doing to it bit run down (needs usual new kitchen, maybe windows in time etc.) It was our late father's house (my family home) but sought after area and massive, massive garden - masses of potential and it is more than ready to move in an liveable whilst renovating.

A few viewers have come back with - either too much for them to do on it etc, had a couple of offers £280,000 way too low and then this recent one from the property guy who initially offered £295,000 and estate agents again encouraged us to accept the £295,000 and now he has upped offer after we said we needed it to be in the 300k and has now offered £300,000.

I dont think the estate agent likes me as I challenge what she says but constructively.

@mindutopia no property developer is sort of known and buys properties in this area so not mates etc.

The potential with the property is vast - the garden is the seller you could build at least another 4-5 houses on it!!! But the house would love fabulous with an extension etc.

So what do we want for it?

£300,000 been offered

On for £300,000 - £325,000
So £25,000 riding

Similar house 2 doors up went for £325,000 but had one more bedroom and slightly better condition so we are not expecting top end of £325,000

Would like as a bottom line no less than £310,000 - £307,000 at a push.

Ask them for 310k, accept 305. Do not push your luck any further.

Ask for 310 choose in your head your lowest 307 you’ve said.

hopefully they’ll accept.

if they refuse comeback and say your bottom is (say number) and that’s your lowest you’ll go and that you’d rather keep it on the market if they don’t want it. Tell your ea this as well and if they want their commission they will hopefully work to get that from them rather than get you to accept lower.

you have to mean it though and be ready to actually go through with keeping it on the market.

Thanks for advice I think we'll go in with that. It's the estate agent that's saying I think we need to consider this and go for it (At £300,000)

Loads of viewings is great but at the end of the day it's offers that count.
