Going rate for a lodger

What is the going rate for a lodger? Double room bills included. West Yorkshire as I'm assuming location makes a difference. It'll be for 2 months ish.

It's completely location dependent. Have a look on spare room for similar rooms in your area.

Have a look on spareroom.com for others in your area, you'll get an idea what others are charging.

I think it helps to work out the actual extra cost of bills (incl council tax element) + a wear and tear element + some profit for the extra work / loss of privacy / inconvenience etc.

So it's myself that will be lodging. I will be staying with a work colleague while I wait for completion on a property, approx 2 months. She's asked me to come up with an amount. I've looked on spare room and there's such an array of prices.

I know someone who charges £600 pm. So maybe £500 should cover it?

Oh, now that's awkward. What do you know about her financial position? Is she letting you stay as a favour, because you're pals, or because she's a colleague who doesn't want to see you on the streets? Presumably she wasn't planning on having a lodger?

I'm kind of thinking of more than generously covering the actual increased costs of you being there (electricity/gas especially), so £300pcm ish.

I think in this situation, I’d pick a small handful of the Spare Room rooms which you would genuinely consider renting had your colleague not offered, then pitch them as “these are examples of the sort of place I’d have chosen in my budget otherwise, so what do you think about an average of these prices which is £X?”

If she’s asking you to come up with what you think is a fair price then that seems a fair way to gauge it.

It's all come about through natural conversation. I wouldn't be out on the streets, but she is saving my sanity! DH and DSC will be going to MIL. It will be a very very tight squeeze and as I work nights mainly I feel it would be better if I did take this very generous offer of a double room! Colleague is happy for the company, we work many of the same shifts so can car share and I in turn will feel less anxious about living on top of each other at MIL. It's only temporary, approx 2 months. Colleague lives 5 mins from where DH will be so seems like a winner all round. I just want to make sure I adequately compensate her.

As suggested I've looked on Spare Room for the area. Prices seem to range from £90 for a single room to £120 for a double with en-suite. Does £100 per week seem fair for a double room with no en-suite?

If it's a friend and you're likely to be working a lot of the same shifts, surely you're likely to end up cooking and eating together a lot. How will you manage that? (buying, cooking).
I'd want to pay close to the going rate for the room but I'd also want to be a great house guest to return the favour of offering you somewhere to stay. This might include a fiat portion of shopping and cooking. I'd also plan to spend quite a bit of time at MIL's to give my colleague a break at times.

We work the same shifts in different departments and we tend to eat at work as we do long 12-13 hour shifts. I have offered to cook etc as I enjoy it, on our days off. The room itself is in an attic room so I'll be able to keep out of the way.

My DD had a friend as a lodger for a while in Leeds. She charged £475 per month. She now has another lodger and I think she charges her a bit more as costs have risen.
