Landlord sending someone to do an Energy Performance Certificate, does that mean he is going to sell?

I've been here for 6 years and he has never done this.

In my previous rental the landlord did this and when I googled it said that its needed before you put the property on the market. I asked them if they were selling and they said yes.

I will eventually find out what it's for, but is there another reason a landlord would spend money getting this done?

I think they expire after around 10 years so hopefully they may just be getting it renewed if it's a requirement for a rental property.

When we did this it was because we were going to sell. But there are other reasons such as if you plan to get any works done to improve energy efficiency or get a loan or grant for this. Only way you will know is to ask or wait and see I'm afraid.

It could mean he wants to sell, but it isn't the only possible reason. They expire after ten years, and you need to have an up to date one in order to legally rent it out, like the gas and electrical safety certificates.

Alternatively, he might need to remortgage (if he's coming to the end of a fixed term deal, for instance), and he will need a valid EPC to do this. It's not necessarily a sign that he wants to sell up.

Rental properties have to have a valid EPC. They expire after 10 years. www.gov.uk/find-energy-certificate - if you put your address in here it will show if its due to expire - it may be that its just up for renewal 😊

You should have been given a copy of the gas and electricity certificates when you moved in by your landlord or letting agency, as it is the law for any rental to have those in place.

Is there a possibility that the landlord does not have the proper certificates and is now getting them to avoid breaking the law or to sell?

You can ask for compensation if the certificates were not in place during your tenancy.

It’s the law to have a valid certificate - if they have you living there as a tenant, they’re doing the right thing by making sure that their certificate is up to date, it’s for the safety for those who live there.

AS others have said, it could be it's just up for renewal. I think we needed to inspect in order to renew when we were renewing our insurance.

So, I just asked the guy who came to do it and he said no. The certificate has run out and the council is asking for a new one.

So that closes the mystery, thank god!

An EPC is not a gas or electric safety certificate.
