Moving to Cheltenham/ buying a house

Hi, we looking to buy a House in the walking distance of Cheltenham town centre but want to avoid council estate areas. Is Arle and Alstone ok area or similar to Rowansfield and St Paul’s. ? We are looking for a 3 bed 2 bathroom property with a garage or parking for around 420K we don’t need schools just a pleasant neighbourhood. My husband and I are just in our 60’s but young at heart 🤗 Could you please please advise us.

Some parts of Arle or Alstone will be ok, some not so. Very dependent on the streets around there. With your budget I would recommend looking at the streets off and around All Saints Rd/Hewlett Rd/Hales Rd, mostly terraced houses but nice area and very convenient for town.

Sorry just realised you want garage and parking so my suggestions probably won’t give you that. It’s very tricky in Cheltenham, prices are £££

Do you know any decent areas in Gloucester, my husband is keen on the new builds but I’m more for older style property. So hard when you got no one to advise you. We have signed up with several estate agents but they just want to sell rather advise clients on the areas

In Gloucester I would look at Abbeymead/Abbeydale, or Longlevens. Lots of Gloucester is a bit rough but those areas are fine. Stay away from Kingsway, modern houses but loads of crime.

Parts of Longlevens in Gloucester are OK, and some of Churchdown (old village) is nice but you need to be quite careful! Quedgeley and Hardwicke are basically merged into one large estate and again some parts more OK than others. Highnam is a better option just a mile or so out of the city itself.

If you don't mind travelling, there are nicer villages out towards Tewkesbury - Apperley, Tirley, Corse Lawn, Staunton/Corse, Hartpury. And parts of Maisemore (off the main road.

I live in one of these villages... and work in Cheltenham. If the budget stretches, the better areas are out towards Prestbury, Charlton Kings, Leckhampton - some of Pittville. Arle/Alstone area is OK, especially the older properties but the roads are really busy and there are less desirable areas especially around the top of Alstone Lane/Pates Avenue area.

Worth noting that Tewksbury, Maismore and Apperley are all prone to flooding though. Although I agree there are some lovely villages outside Gloucester/Cheltenham.

If you don’t want to be too far out (and bearing in mind your budget), I would say look at;
Highnam (other side of Gloucester)
Prestbury
Churchdown
Twigworth (big brand new housing estate there.)
Andoversford
Bishops Cleeve (great facilities but more like a town, and when the races are on it will be tricky getting into Cheltenham).

If you mean the area around Green lane, Hucclecote that's a nice area - though I'm not sure if that's where you mean as it's not exactly off Lobleys drive as its pedestrian access only from Lobleys drive - cars would access that area from Hucclecote Road
The area near there that is off Lobleys drive is part of Abbeymead and is also fine.
Across the motorway bridge from there is Coopers Edge which has good and bad bits - it's new build with a mix of council and private, some bits are fine, others are a parking nightmare.

As the pp said Arle and Alstone can be ok but I know them a bit and personally would avoid We're talking about Cheltenham here though, they are not at all bad compared to many towns.

Hazel Way is in Coopers Edge -the main road running through it is very busy and a lot of the side roads have parking issues. Lots and lots of families with young kids. Its mainly fine though (I used to live there). A bit of anti social behaviour near the community centre / primary school so I wouldn't want a house too close to there. Quite a mixed demographic - mix of privately owned, rented and housing association properties. Lovely walks nearby, as its just outside the edge of the Cotswolds AONB. It's a really big new build estate so it depends on whether that is something you want.

area between Leonard Hotel and GCHQ is it nice to live around there also what about Benhall area is it safe and nice area to live?

Benhall has lots of nice streets of 30s type houses, and some nice park areas - it can be noisy due to the proximity to the main road which is clogged in the mornings/evenings from the roundabout up to TGI Friday's on Gloucester Road. Benhall gets used as a bit of a ratrun to avoid the queues so look at the roads carefully. The new estate around GCHQ is just the other side of the A40 and borders onto the Golden Valley estate which is older and quite gentile. Just don't go too close towards Hesters Way as this is predominantly quite ahem rough.

It's an easy bike ride into Cheltenham centre from benhall.
