Anyone with house renovation experience fancy looking at this and giving their opinion?

I will start by saying this is hypothetical and I probably wouldn’t go in for something needing this much work. I’m also not even on the market myself yet (having my place valued in a couple of weeks)

But I could potentially buy this mortgage free and make it completely my own…if my estimated costs are about right.

I’ve gone with average figures off t’internet and doing some of the work myself - I’m good for painting, wallpapering, tiling.

Rewiring 5k
Kitchen 6.5k
Bathroom £4k
Boiler and radiators £6k
Garden clearance £500
Plastering £2k
Flooring £5k
Chimneys £2k

£31k

Plus the cost of a couple of months furniture storage and AirBnB while the big/basic jobs are done (£4k).

Would leave me with about £15k for contingency and general decorating.

Am I way out?! Have never seriously considered doing anything like this before!

If it's to be your home and you want things to last I think you need to spend more on kitchen and bathroom

Tbh I'd double that budget..

Depends what you want it for. Do it up, sell it on I'd budget minimim £50k .

Forever home to see out your dotage? I think you are going to have to insulate all the external walls, re plaster when you rewire.
The roof looks like it is sagging to me ever so slightly. Suspect the insulation is minimal and it may need some extra struts to arrest the sag. We bought a house in a similar state and there was no liner under the tiles or insulation so the whole lot had to come off. That was £5k in London in 2005 so even in the north of England £10k feels like it would be. good deal 18 years later?

On the satellite photo it doesn't look like any of the homes in the terrace have extended over the side return to expand the kitchen and the garden is small. If I had the funds, I'd square off the back of the house and make the dining room and kitchen a kitchen diner with the kitchen moving into the dining room. Nice bright sitting room and garden room combined.

If it were me, I'd be budgeting double right now, if it's still attractive then go for it. Houses in good repair in the area are selling for £260k+ but if you are pushing yourself to the pin of your collar to find £30k to do it up, I think you are in for a long haul.

Apart from things like rewiring and plumbing etc then you may wish to undertake some of the work yourself?

It is a little house. Garden is gorgeous, doesn't need clearance at all. Just a small tidy. You could trim the holly if you really wanted to. Don't bin the small trees/shrubs.

I meant it's a small house, and as such, I wouldn't expect lavish costs for the jobs.

I think you’ll need a budget for the roof, it doesn’t look too healthy.

I think your budget is on the low side, but it’s a do-able project and the house is essentially nice. It can be easier to rip almost everything out and re-do than to do things piecemeal. If you are quite skilled yourself it could be very rewarding.

Small? It's a three bed terrace and is 95 square metres. According to the government, the average size for a 3 bed semi is 97 sq metres.

How does this count as small?

If a structural survey was really chronic I’d probably give it a swerve tbh as I just don’t have the time or budget for that.

If I could do it around the 50k mark I’d be mortgage free, which would be lovely but not essential. I’d like to at least half my mortgage (moving from the south coast) so could add on £35-£40k if needs be.

I agree with you about extending the kitchen out either into side return or the storage spaces (or both) and ideally incorporating a utility and wc.

I’m more than happy with a tiny garden as it’s really not my thing. Somewhere to hang my washing, stick a few planters and sit with a book and G & T is all the space I need. I need to find out what side of the road it’s on as if it’s North facing they wouldn’t be ideal.

@Olanabunny I’ve factored two months of furniture storage and AirB&B into my budget whilst the biggest/messiest jobs are being done.

Then I’d sort the sitting room and my bedroom out, move in and gradually work through the rest of the house re decorating, flooring etc.

I think 5k for a full rewire is extremely low. We just rewired our sitting room, 3 bedrooms and bathroom and it was almost 8k (kitchen was a new build so had been included in reno cost) also I think 6.5k is low for a kitchen, unless it is a very simple kitchen no island etc. Plastering definitely way under budget too.

but your finances seem in great shape so if you are up for the challenge then why not?!

consider renting a static on a site nearby for a few months - should be cheaper than Air BnB

Kitchens take ages to get delivered so start looking soon!

tbf I’ve largely googled ball park figures so you may be right, but I’m happy to do things on a budget…definitely more of a B&Qs own than Farrow and Ball girl!

Kitchen wise…I don’t think I’d fit an island in there somehow! Plenty of storage and worktop space, dishwasher and washing machine, good size fridge freezer and decent oven is all I need really.

That said if extending/remodelling was an option I’d cut back elsewhere or do a temporary makeshift set up for a bit to save a bit extra as I do love to cook!

Renting a static is a great idea. Will definitely look into that if I do go ahead with this one or something similar.

You could possibly ask a nearby site to rent you one for 6-8 weeks at a discounted rate? They would save on cleaning for a start

Having just partially renovated a house we were 3.5k alone for the boiler, 6.5k for the bathroom and 10k for the (small) kitchen and appliances

If you’ve ever watched homes under the hammer they do renos on similar type properties all the time

They often come in under your budget so good luck

I did very similar@MintyCedric about 10 years ago at a similar age after separating from ex. (I have a vintage sign in my kitchen that says 'i dont have a bucket list but my fucket list is a mile long!) The house is so similar including the kitchen😱 I got a mortgage no problem with a largish deposit of about 40%. Only had the cheapest survey as thought it looked solid enough and as stood for over 100 years sure it would carry on doing so. I did have a loft extention with ensuite for myself as two sons with me, completely gutted, re-plastered, new flooring throughout with underfloor heating in kitchen and bathroom, fireplaces one with logburner, the other a living flame gas fire, new bathrooms, garden fenced fully. Kitchen was just from ikea, I'm not big on fitted kitchens as like country kitchen style with open shelves and big farmhouse table so that was fairly cheap, butchers sink, oak worktops. All came to about £50k. I know things will have gone up a lot since then but at least half of that would have been the loft extension and new ensuite so I'm sure what you are proposing would be feasible within your budget. Go for it, I still love mine as all my own taste/choice. I much prefer that to living with somebody else's taste in kitchens etc.

The garden needn’t cost you anything apart from tools!

agree plastering will cost more. I’m doing up an old house and very careful not to remove the lining paper because I don’t want to have to repair / replace lime plaster…

Bathrooms and kitchens cost a lot. Flooring does too. It all adds up!

Is the roof sound?
Windows
Security - decent exterior doors & locks
Garden will cost more than £500
Insulation in the attic
A new boiler is £3.5k so I think you've under estimated the heating system

I'd be up for a project but I'd think twice about that, unless I had some good building contacts.

@Mossstitch ooh that’s really encouraging! It’s so great finally being mistress of your destiny isn’t it? I left my ex in 2016 but my forties have been a bit of shit show tbh so hoping to start the next decade with a bang!

Ironically, I have the Fuck it list sign too…and I bought it in Harrogate last year 😁!

@Quitelikeit I’ve now had the bonkers idea that I could just buy a small moho and live in it until the reno is done then sell it on.

A relation had their bathroom done for just under £4k including tiles. Got the suite from Symphony, who supply B & Q, P shaped bath & screen, pedestal wash basin & comfort height toilet. Got the taps included, the tiles were from B & Q reduced as the pattern was going to be discontinued, electric shower was £400, they ripped as much out as they could themselves & the plumber took 2 days to fit the suite, the tiler charged £25 a square metre for tiling, they painted themselves & laid their own flooring. They already had a chrome radiator that was simply moved & the bath was moved from under the window to the opposite wall.
