Referencing checks when renting ... how does this usually work?

I've rented via an estate agent before - I've always lived in student accommodation, my parents' council houses and one dodgy flat where I never actually signed a contract, just got handed a key and left to it.

I have got family trying to support me through the process however most of them are outright homeowners so a bit different.

I've been offered an amazing job, and have been desperately hunting for property. I've now been offered a 2 bedroom flat, with a garden. It's a gorgeous flat, immaculately decorated and in a fab location.

I've paid a holding deposit.

The estate agent last night told me I need to complete referencing - she said this usually involves checking my credit history.

I've done a credit check last night - and my score is 569 (moderate risk).

I defaulted on a credit card in 2019. I paid that off in full last night but they've told me it could be 50 days for that to be reflected, although have sent me a letter verifying I've cleared it. I've checked with them if there was a CCJ etc and nothing like that.

I'm also elbows deep in my student overdraft, and wasn't on the electoral register for my area. I've now applied to be on the electoral register (but I can't see that making a difference in the next two weeks).

I have lived with the same letting agency (private student purpose built) for three years and they've said they can verify I've never been a problem for them.

I think I can probably also get a letter verifying why I ended up defaulting, and that the circumstances I was in at the time don't exist now. I've also got a guarantor.

Am I likely to get refused on the grounds of having a risky credit score? I'm panicking slightly as I've never done anything like this before!
