Cost of new roof

Can anyone give me an idea of the cost of a new roof (appreciate every one will be different). It's for a large semi two bed bungalow. We have a quote for various repairs, but we'd like another couple of quotes and wondering whether we could afford a new roof (instead of repairs).

Had ours replaced last summer, end terrace, including chimney removal, was 6.5k.

I used to live in a bungalow and pretty sure we were quoted £12k 7 years ago.

I got my two bed terrace done last year for 8k I think it was. New slates etc, plus two velux windows put in.

We paid £7500 for one side of a main roof and a new ground floor extension roof last year.

How big is the roof?

Sizewise, base is approx 5.3m x 8.9m (20.5ft x 29ft), it's a gable roof.

I dream of under 10k, we were quoted closer to 30k Shock not including insulation. that's another 5k... 50sqm

We got utterly ripped off last year, half a new roof, but no new tiles with that, on a 5 bed detached house. £15k 😭

DrRichardWebber - feel for you. We had men in during covid do roof repairs, as soon as they arrived I realised they were cowboys, DH didn't believe me. Turns out they did more harm than good, costing us unnecessarily money. That's why I'm really trying to think things through long-term right now. Not easy as trying to find reliable builders who we can trust, and who turn up to quote is another thing.

Glad I've found your thread OP. We have a couple of people quoting for a new roof, so interesting to get some figures. Will let you know the amount of the quotes. Had one quote and chap said just repairs needed (£3700) but realised he doesn't live local so not sure about him.

We paid £20,000 a year ago 😱😱😱 it’s quite a big roof but even so. All the quotes came in around the same

If you're considering alternatives, zinc roofing sheets can be a good option—durable and low maintenance. I found some quotes for those to be more budget-friendly compared to tiles, especially for a modern look. It’s worth getting a few quotes from reputable roofers and checking reviews before committing.

We had two quotes for detached 4 bed house including new deep guttering at 15K and 16K .
